Ab E Manufacturing employs several Production Operators at our facility in Waterloo, WI.Check you match the skill requirements for this role, as well as associated experience, then apply with your CV below.*Job Summary*The Facilities Maintenance Specialist is responsible for performing skilled maintenance, repairs, and minor construction work to ensure the proper functioning and upkeep of the company's facilities. The ideal candidate will have a strong background in multiple trades, including electrical, plumbing, and HVAC systems, and will be able to perform both routine preventive maintenance and emergency repairs.This is primarily a first shift position Monday through Friday but could require weekends and off shift on call to keep production running.*Key Responsibilities** *Maintenance and repair:** Perform and document routine preventive maintenance on facility equipment, HVAC systems, plumbing, and electrical systems.* Diagnose and troubleshoot mechanical, electrical, and plumbing issues, implementing corrective actions as needed.* Complete general repairs on the building's interior and exterior, including carpentry, painting, drywall, and installing fixtures.* *System operation and monitoring:** Inspect and maintain heating, ventilating, and air conditioning (HVAC) units, including replacing filters and adjusting controls.* Monitor and operate building automation systems and other computerized control systems.* Read gauges, meters, and recordings to ensure equipment is operating efficiently and accurately.* *Project and vendor coordination:** Identify repair and maintenance projects that require outside vendors or contractors.* Coordinate and monitor the work of external vendors to ensure quality and adherence to schedules.* Initiate purchase orders for necessary parts, supplies, and equipment.* *Safety and compliance:** Respond to facility-related emergencies, such as power outages or system alarms, and coordinate timely resolutions.* Ensure compliance with all health and safety regulations and perform regular safety inspections.* Document maintenance activities and maintain accurate records of repairs, maintenance schedules, and inventory.* *General duties:** Perform outdoor upkeep, such as power-washing, painting, and snow removal.* Assist with general housekeeping and logistics, including moving furniture and setting up for special events.* Understand and follow blueprints, schematics, and diagrams.*Qualifications**Required** High school diploma or GED equivalent.* 3-5 years of experience in facility maintenance or a related trade.* Proficiency in general maintenance tasks, including basic electrical, plumbing, and HVAC.* Working knowledge of standard safety procedures and regulations.* Effective verbal and written communication skills.* Physical ability to perform manual tasks, including lifting and carrying objects up to 50 pounds.* A valid driver's license.*Preferred** Technical certification or a degree in a maintenance-related field.* Experience with building automation systems and preventative maintenance programs.* Knowledge of safety procedures, including Lock Out/Tag Out (LOTO).*Work Environment and Physical Demands** Work is performed indoors and outdoors in various temperature conditions.* Exposure to noise, dust, grease, fumes, and other environmental factors.* Requires standing, walking, bending, crouching, climbing, and lifting for extended periods.* May be required to work on-call hours for emergencies.Job Type: Full-timePay: From $31.00 per hourExpected hours: No less than 40 per weekBenefits:* 401(k)* Dental insurance* Health insurance* Paid time off* Vision insuranceApplication Question(s):* What is your hourly wage expectation? xijylhu Please give a dollar amount.
