The platform is designed to support institutional-quality transactions across asset classes, with a focus on underwriting discipline, sponsor alignment, and scalable capital distribution.Please double check you have the right level of experience and qualifications by reading the full overview of this opportunity below.Position OverviewRedSwan is seeking a Real Estate Financial Analyst to support underwriting, financial modeling, and investment analysis across a pipeline of institutional commercial real estate opportunities. This role sits directly within the investment evaluation and structuring process. The Analyst will be responsible for building detailed financial models, evaluating sponsor submissions, and developing investment theses across multiple asset classes and U.S. markets. The position requires a high level of technical proficiency, intellectual curiosity, and the ability to operate across both traditional real estate analysis and emerging capital markets structures.Key Responsibilities:Investment Analysis & Underwriting:â— Build and audit institutional-quality financial models, including:â—‹ Discounted cash flow (DCF) modelsâ—‹ Multi-tier waterfall structuresâ—‹ Promote and distribution frameworksâ— Underwrite acquisitions, recapitalizations, and development opportunities across core, value-add, and opportunistic strategiesâ— Evaluate capital structures, return profiles, and risk-adjusted performanceâ— Perform sensitivity analyses on key variables (exit cap, rent growth, leverage, timing)â— Develop clear investment theses supported by quantitative and market-driven analysisDeal Structuring & Tokenization Readiness:â— Assess transaction structures for alignment with digital distribution frameworksâ— Analyze sponsor business plans and identify strengths, risks, and execution assumptionsâ— Translate traditional CRE underwriting into formats suitable for investor presentation and capital markets executionâ— Support structuring of offerings, including equity splits, preferred returns, and distribution mechanicsMarket Research & Strategic Analysis:â— Conduct in-depth research across U.S. real estate markets, including supply/demand dynamics, rent trends, and capital flowsâ— Evaluate sponsors, operators, and track recordsâ— Produce investment memos, market commentary, and internal recommendationsâ— Maintain awareness of macroeconomic trends impacting real estate performance and valuationsCapital Markets & Investor Materials:â— Support development of institutional-grade investment materials, including:â—‹ Offering memorandaâ—‹ Financial summariesâ—‹ Investment committee-style presentationsâ— Work cross-functionally with business development and leadership to align underwriting with investor positioningâ— Assist in responding to investor diligence questions and data requestsData, Systems & Process Improvement:â— Maintain and improve internal underwriting models, templates, and databasesâ— Leverage new tools, including AI-driven workflows, to enhance efficiency and analytical depthâ— Contribute to the evolution of internal systems that connect underwriting, capital markets, and investor reportingQualifications:â— Bachelor's degree in Finance, Economics, Real Estate, or related fieldâ— 1+ years of experience in real estate investment, private equity, investment banking, or related fieldâ— Strong financial modeling skills, including advanced Excel proficiencyâ— Direct experience with DCF modeling, IRR analysis, and waterfall structuresâ— Understanding of commercial real estate fundamentals across asset classesâ— Ability xijylhu to synthesize large amounts of data into clear, actionable insightsâ— Strong attention to detail and high standards for analytical accuracyâ— Clear written and verbal communication skillsPreferred Qualifications:â— Experience underwriting multiple asset classes (multifamily, industrial, office, hospitality)â— Familiarity with real estate data platforms (CoStar, Crexi, LoopNet)â— Certification from accredited financial modeling training program (REFM, Wall Street Prep, or similar)â— Securities industry knowledge or licensing, including:â—‹ SIEâ—‹ Series 7, 82, 63, 65, or 66 (or willingness to obtain)â— Experience with data, automation, or technical tools (Excel VBA, Python, SQL, or similar)â— Interest in financial technology, digital assets, or evolving capital markets infrastructureâ— Exposure to institutional investment processes or capital marketsâ— Familiarity with tools such as Argus, Power BI, or similar analytical platformsWhat This Role Offers:â— Direct exposure to real transactions and institutional sponsorsâ— Opportunity to work across both real estate capital markets and fintechâ— A high-responsibility role within a growing platformâ— Visibility into emerging structures shaping private market investingâ— Competitive compensation with bonus opportunities
