Construction Development Manager

Salary Range: $95,000-125,000 + BonusThe full job description covers all associated skills, previous experience, and any qualifications that applicants are expected to have.Company9th Street Development Co. ("9SDC") is a rapidly growing real estate investment and development firm with offices in Wilmington, DE and Philadelphia. The firm develops and acquires multi-family, office and retail properties in Delaware, Pennsylvania and New Jersey. 9SDC is a vertically integrated company that takes complex projects through every phase of the development lifecycle, from approvals to stabilization.This is an exciting and unique opportunity for an early career construction professional to join a dynamic team and have diverse responsibilities. The Associate will have a direct leadership role and gain immediate exposure to all sides of commercial real estate development from concept through completion. The ideal candidate will have experience in construction and development and the ability to adapt quickly and prioritize multiple tasks and demands.Responsibilities:â–ª With the support of the development team, establish due diligence tasks and prepare pre-development budgetâ–ª Advance due diligence and entitlement activities to support finance closingâ–ª Work with finance, operations and ownership to develop project goals and parameters â–ª Manage the design process to ensure alignment with the preliminary Basis of Design, budget and design scheduleâ–ª Solicit, qualify and negotiate proposals for construction related services. Prepare final agreement(s) for executionâ–ª Lead regular construction meetings to ensure coordination between the design team, consultants and construction managerâ–ª Facilitate the proper flow of information between design team, construction manager and ownershipâ–ª Proactively make recommendations to avoid construction problemsâ–ª Regularly monitor actual construction progress as compared to the agreed upon scheduleâ–ª Regularly monitor budget progress throughout the life of the projectâ–ª Evaluate and negotiate construction change ordersâ–ª Perform regular site visits to ensure work is in conformance with the contract documents and good construction practiceâ–ª Track the creation and completion of architect and engineer's punch list in anticipation of turnover to operationsâ–ª Establish and maintain a monthly development cost report for each projectâ–ª Facilitate the Monthly Draw Process with the assistance of Accounting and Financeâ–ª Prepare and present a Monthly Project Report to xijylhu ownership Qualifications:â–ª 2-5 years of experience in commercial construction, architecture, or developmentâ–ª Strong academic performance preferably in engineering or construction managementâ–ª Able to work in a fast-paced environment and demonstrate the ability to handle and prioritize multiple tasks and demands while maintaining a focus on detailsâ–ª Detail oriented and accurate in composing and proofing materialsâ–ª Strong written and oral communication skillsâ–ª Talent for managing multiple projects simultaneouslyâ–ª Proficient in Microsoft Office suiteâ–ª Proficient in the creation and maintenance of a CPM Project Scheduleâ–ª Committed to high standards of excellence and ethics Please send all resumes to Rebecca Parsons at
