This is not an entry-level role"”we need a professional who can contribute immediately, operate independently, and uphold a high standard of accountability.You'll translate drawings into real-world execution and ensure projects start with clarity, precision, and financial discipline.What We're Looking ForRequired2+ years experience as a commercial construction estimator (5+ years preferred)Experience with a Commercial General Contractor (preferred)Strong understanding of ground-up commercial constructionProficiency with takeoff and estimating softwareExperience using Procore in pre-construction workflowsStrong organizational, analytical, and communication skillsAbility to work independently and manage deadlinesHigh personal standards, integrity, and accountabilityPreferredExperience with gas station, retail, or prototype-driven commercial buildsResponsibilities:Estimating & Pre-constructionPrepare conceptual, schematic, and detailed estimates for ground-up commercial projectsPerform detailed quantity takeoffs and pricing using industry-standard toolsReview architectural, civil, structural, and MEP drawings to identify scope, gaps, and risksDevelop clear scopes of work for subcontractors and internal reviewSupport value engineering and pricing alternativesSubcontractor & Vendor CoordinationSolicit bids from qualified subcontractors and suppliersAnalyze proposals for scope alignment, completeness, and cost accuracy xijylhu Level bids and identify scope gaps before contract awardBuild and maintain strong trade partner relationshipsCost Analysis & AccuracyValidate pricing using historical cost data and benchmarksIdentify cost drivers, assumptions, and risk itemsClearly document inclusions, exclusions, and assumptions for project handoffTechnology & ProcessUse Bluebeam, PlanSwift, On-Screen Takeoff, or similar tools for takeoffsUse Procore for document control, bid management, and coordinationFollow and contribute to standardized estimating proceduresParticipate in estimate handoff meetings to ensure continuity into operations
