You'll set the tone for safety and quality on site, build strong relationships with owners and design partners, and mentor project teams while navigating the unique demands of higher education construction. This is a chance to join a collaborative, forward"‘thinking team that delivers innovative campus solutions and is trusted by colleges and universities nationwide.What you will do: Procurement: Develop bidders list, including ability to analyze information in CPS and be aware of local market capabilitiesDevelop overall bidding strategy for projectManage distribution of bidding documents and tracking of bidders, including solicitation of bidders and management of data within CPSOrganize and conduct pre-bid meetingsManage bidder question processManage development of work scopes and mentor others on their creationDevelop front end documents for bidding based on project needs and requirements of owner contractReceive/evaluate bids and conduct post-bid reviewsWrite subcontracts, both standard subcontract orders and more complex types such as professional services or design-assistPlanning:Initiate setup of a complex project schedule and creation of activities and logic, with no/little assistance on durations and schedule flow.Develop site logistics plans in conjunction with superintendentSet up a multi-element cash flow and manpower projection analysis at varying stages of the projectPrepare constructability reviews to determine completeness of documentsReview estimates prepared by preconstruction group for potential scope holesInitiate set up of jobsite, including mobilization of trailer and setup of jobsite staffField Operations: Establish and oversee the safety plan at the jobsite; set safety culture at jobsiteEnsure punchlist process is completed in a timely mannerAssist with management of labor relations with field personnel, including interactions with unionsImplement emergency crisis procedures and ensure staff is appropriately trainedManage owner equipment coordination processFacilitate Mechanical/Electrical overhead coordination or BIM processCost Management:Create and manage general conditions budget. Monitor and update projections monthlyEstablish non-reimbursables based on interpretation of contract; work to minimize their usageSet up trade budget structure and log into PrologReview budget entries of others and evaluate reports for accuracyRegularly monitor project costs and effectiveness of change management processOversee creation xijylhu of cost items in prolog and issuance to contractorsAssist with processing changes to owner agreementSupport job-site cash management, including monitoring of job profitability and timeliness of paymentManagement: Facilitate meetings with the project teamSupervise and mentor project, jobsite staffEnsure RFIs and submittals are being appropriately processed by the engineering staffEnsure office procedures are implemented, including filing system, correspondence formats, start-up documents, closeout documents, and archivingManage ultimate agency acceptance of the project, including serving as an interface to code officialsInvolvement in seeking repeat and new business salesAssist with response to RFPs and preparation of presentations for new projectsManage job relations and communication needs with the Architect/EngineerWhat you will need: Bachelor's degree in civil engineering, Construction Management or a related discipline8 + years' experience in GC/CM Construction ManagementStrong verbal and written communication skills
