Lead Generation & Business Development Build relationships with:property managersHOAs / COAscommercial property ownersgeneral contractorsIdentify project opportunities through:site visitsreferralsnetworkingConduct outreach and follow-up to generate walkthroughs and proposalsMaintain and manage a personal pipeline of opportunities2. Estimating & PreconstructionPerform site walkthroughs and field measurementsEvaluate:surface conditionspreparation requirementsaccess challenges (lifts, scaffolding, etc.)Develop detailed scopes of work and proposalsPrepare accurate estimates using company systemsCoordinate with internal estimating team as neededParticipate in pricing discussions and bid strategy3. Project Management Manage projects they estimate (primarily small-to-mid-size projects)Lead project kickoff with field leadershipMonitor:labor performanceproduction progressscheduleMaintain consistent client communicationPrice and manage change ordersEnsure projects meet or exceed target margins4. Estimating & Operations Feedback Provide feedback to improve:production ratesestimating assumptionsscope claritySupport refinement of estimating processes and systemsAssist in strengthening estimating consistency across the teamKey Performance MetricsRevenue GeneratedTarget: $1.5M - $3M annuallyGross Margin PerformanceTarget: 35-40%+ on managed projectsEstimate AccuracyLabor variance within ±5-10%Change Order CaptureTarget: 75%+ approval ratePipeline DevelopmentMaintain an active xijylhu pipeline of $500K-$1M+Ideal Candidate ProfileRequired Experience5+ years in commercial painting estimating or project managementExperience estimating projects based on:field walkthroughsplans and specificationsStrong understanding of:coating systemssurface preparationaccess and production methodsExperience managing projects after awardSkillsComfortable conducting site walks and interacting with clientsStrong scope writing and proposal development abilityAbility to balance estimating, client interaction, and project managementOrganized and accountable with follow-up and communicationPreferred ExperienceMultifamily, commercial building, or institutional projectsExperience working with property managers or facility teamsPrevailing wage or public work exposureFamiliarity with:Procoreestimating software (PlanSwift, Bluebeam, etc.)
