The Project Manager operates at the intersection of construction, leasing, asset management, and property operations, ensuring all projects are executed with strict cost control, clear accountability, and alignment with investment objectives.Key ResponsibilitiesProject Execution & Value CreationLead execution of all capital projects including tenant improvements, faí§ade renovations, repositioning, and redevelopmentTranslate leasing strategy and asset business plans into executable construction projectsEnsure all projects drive measurable value (rent growth, lease-up velocity, tenant quality, NOI impact)Budgeting, Cost Control & Financial DisciplineDevelop detailed project budgets with clear assumptions and contingenciesTrack all costs against budget and proactively manage variancesEvaluate change orders with strict financial discipline; reject non-essential scope creepEnsure landlord cost exposure is minimized and aligned with lease economicsCoordinate with accounting and asset management on proper cost classification and reportingDesign, Entitlements & Pre-ConstructionManage architects, engineers, and consultants through design and permittingEnsure plans align with leasing requirements while maintaining landlord-protective scopeDrive efficient entitlement and permitting processes with municipalitiesTenant Improvement & Leasing IntegrationPartner closely with leasing team to convert LOIs into executable project scopesEnforce lease-defined landlord obligations (vanilla shell delivery unless otherwise approved)Coordinate directly with tenants and their contractors to ensure alignment and timely deliveryConstruction ManagementOversee general contractors from bid through project closeoutConduct regular site inspections to monitor schedule, quality, and safetyDrive accountability across all vendors to meet deadlines and performance standardsVendor & Stakeholder LeadershipBuild and manage high-performing relationships with contractors, architects, and consultantsLead structured project meetings with clear agendas, action items, and accountabilityMaintain alignment across internal teams (asset management, leasing, property management)Systems, Reporting & Process DisciplineMaintain real-time project tracking across internal systems (e.g., MRI, Salesforce, CompanyCam)Deliver consistent reporting to leadership including budget status, timeline, risks, and outcomesImplement standardized processes and checklists to ensure repeatable execution across all projectsQualifications7-10+ years of experience in commercial real estate construction or project managementStrong experience in retail or multi-tenant commercial environments preferredProven ability to manage multiple projects simultaneously with financial accountabilityDeep understanding of construction budgeting, scheduling, and contract managementAbility to read and interpret architectural and engineering plansBachelor's degree in Construction Management, Engineering, Real Estate, or related field preferredKnowledge, Skills & Abilities xijylhu Strong financial acumen with ability to evaluate project ROI and cost impactExceptional organization and execution across multiple concurrent projectsHigh attention to detail with disciplined follow-throughEffective communicator in both internal and external settingsAbility to enforce scope control while maintaining productive tenant and vendor relationshipsResults-oriented with a bias toward action and accountabilityPhysical RequirementsFrequent travel to property and construction sitesRegular walking of active construction environmentsAbility to stand for extended periods during site inspectionsOccasional lifting up to 20 poundsProlonged computer work for reporting and coordinationCompensation & BenefitsCompetitive base salaryPerformance-based bonus tied to project execution and financial outcomesComprehensive benefits packageWork EnvironmentBased in Irvine corporate office with significant field presenceFast-paced, execution-focused environmentHigh accountability culture with direct exposure to senior leadershipRole requires flexibility based on active construction schedules
