The Sitework Scheduler serves as the Owner's Representative responsible for independent oversight and analysis of contractor"‘developed schedules for data center site development. This role focuses on validating sequencing, logic, and risk across early works and civil scopes"”including earthwork, utilities, paving, and site access"”to ensure schedules are realistic, contract"‘compliant, and aligned with program milestones. The Scheduler provides proactive schedule risk identification, variance analysis, and executive"‘level reporting to support informed decision"‘making and protect downstream base build and vertical construction start dates.This is a full-time onsite role. Duties and Responsibilities:Serve as the Owner's scheduling representative for sitework and civil scopes, providing independent oversight, analysis, and validation of contractor"‘submitted Primavera P6 schedules.Independently review and audit civil/sitework contractor schedules (XER files) for accuracy, logic integrity, constructability, and conformance with contractual requirements, client standards, and approved phasing plans.Validate schedule sequencing for early works and site development activities, including:Clearing, grubbing, and demolitionMass grading and earthwork operationsUnderground utilities (storm, sanitary, domestic water, fire water, duct banks)Retaining walls, shoring, and soil stabilization systemsRoadways, paving, hardscape, and site access improvementsErosion control, SWPPP implementation, and environmental compliancePerform Baseline Schedule Reviews and Monthly Progress Audits, with focused or ad hoc reviews as required, to identify logic gaps, constraint misuse, unrealistic durations, and schedule risk within sitework scopes.Execute DCMA schedule quality checks and provide detailed findings, including:Comparison to contractual baseline and prior updatesReview of excessive parallel logic and open"‘ended activitiesIdentification of multiple or conflicting float pathsAnalysis of critical and near"‘critical paths impacting downstream constructionClear, actionable recommendations for schedule correction or mitigationVerify that schedule constraints are limited to contractually required L1 and L2 milestones and that the critical path accurately reflects realistic sitework execution rather than imposed dates.Track and report owner"‘level sitework milestones and forecast dates that drive base build and vertical construction readiness, including site turnover, foundation release, and early trade access.Collaborate with sitework superintendents, civil PMs, and owner stakeholders to understand planned means"‘and"‘methods, access limitations, haul routes, weather exposure, and jurisdictional constraints"”without directing contractor work.Translate schedule logic into annotated civil drawings, phasing plans, and visual sequencing exhibits to support executive"‘level communication and decision"‘making.Monitor and assess schedule impacts related to permitting, AHJ approvals, utility company coordination, geotechnical conditions, off"‘site improvements, and unforeseen site conditions.Identify and communicate schedule risks and trend variances early, enabling the Owner to proactively address impacts to program milestones and speed"‘to"‘market objectives.Perform Time Impact Analysis (TIA) reviews for sitework"‘related delays, scope changes, or differing site conditions and support claims evaluation from an Owner's perspective.Develop schedule variance, trend, and recovery analysis reports to support leadership reviews and cross"‘project benchmarking.Support integration of sitework schedules with master program schedules, ensuring alignment between civil completion milestones and base build mobilization.Contribute to the development and refinement of Owner scheduling standards, procedures, and reporting requirements for sitework and early works across the data center portfolio.Benefits Offered:Medical insuranceDental insuranceVision insurance401(k) retirement plan with 4% KALCON match when an employee contributes at least 5%15 days of paid time off8 paid National HolidaysReimbursement for professional licenses and certificationsSubmission Requirements:At a minimum, the candidate's professional resume must include the following:List of all educational achievementsList of all professional licenses or certificatesList of awards receivedDetailed employment history with each company, including:Name and contact information of the firm or agencyStart date and end date (month and year)Positions held At KALCON, we are committed to creating an inclusive, diverse, and equitable workplace where every individual is respected and valued.
