IntroductionSPI Advisory is a private equity real estate investment firm focused on acquiring, operating, and repositioning multifamily communities in Texas and select growth markets. We are seeking a high-performing Asset Manager to oversee the majority of our DFW portfolio, representing over half of firm-wide assets, to play a meaningful role in shaping the next phase of our Asset Management platform. This is a performance ownership role with real influence.Make sure to read the full description below, and please apply immediately if you are confident you meet all the requirements.The OpportunityThe Asset Manager will have primary oversight of financial and operational performance across the DFW portfolio, working directly with the Principals and collaborating frequently with the Central Texas Asset Management team. You will be responsible for driving NOI growth, engineering and enforcing portfolio-wide controls, and institutionalizing repeatable systems that scale with the firm. For the right candidate, this role presents a clear path to expanded leadership responsibility as the portfolio grows. We are intentionally building depth within Asset Management, and strong performance in this seat will position you to influence the long-term structure of the department.Why SPISPI operates in a space between institutional capital and entrepreneurial execution. We are not a layered institutional bureaucracy. Decisions are made quickly. Asset Managers have visibility to Principals and influence capital allocation decisions, business plan evolution, and portfolio strategy. The portfolio is concentrated enough to allow real operational impact but large enough to require institutional discipline.The DFW portfolio alone represents significant AUM and operational complexity. Strong performance in this role will directly impact distributions, refinance outcomes, and investor confidence. If you are looking for a role where your decisions materially affect portfolio returns, not just internal reporting, this is that role.Key Responsibilities· Architect analytical models with traceability of raw data inputs to evidence-based, strategic decision making on the asset and portfolio level, driving change management· Incorporate market intelligence into models and analysis performed· Own monthly financial reviews, variance analysis, and corrective action plans· Lead reforecasting models and quarterly distribution planning· Drive accrual and reclass discipline to ensure financial statement integrity· Monitor effective rents versus comp set by bedroom type· Institutionalize controls around utility recapture and ancillary income audits· Standardize replacement vs repair thresholds and enforce documentation controls· Oversee CapEx budgets, variance approvals, and bid discipline· Conduct regular, structured property walks and implement performance plans· Produce concise portfolio summaries and refine KPI dashboards· Actively participate in acquisitions, refinances, and dispositions by helping benchmark underwriting assumptions, assisting with CapEx budgeting, conducting due diligence, and monitoring property valuations· Actively listen and integrate feedback into performance for continuous improvementQualifications· 7+ years multifamily asset management experience with direct P&L ownership· Proven ability to improve effective rent, retention, and ancillary income capture· Experience collaborating with third-party property management companies to operationalize evidence-based change management· Experience using program management to achieve portfolio-wide goals· Strong CapEx budgeting and project management experience· Advanced Excel modeling skills· Working knowledge of Yardi and BI reporting tools· Experience leveraging generative AI tools to streamline workflows· Ability to learn and adapt to new technologies quicklyCompensationCompetitive base salary plus meaningful performance-based bonus tied directly to portfolio NOI growth and asset-level objectives.
