The role will also have meaningful exposure to capital markets execution, portfolio analytics, and fund-level strategy, serving as a critical contributor across the full lifecycle of the firm's investments.CLIENT DESCRIPTION:TerraCap Management is a 100% employee owned, commercial real estate investment manager focused on value-add real estate acquisitions in the South Atlantic, West Central South, and West Mountain regions of the U.S. They have been in operation since 2008 with offices located in Naples, FL, Tampa, FL, Denver, CO, and soon the Austin, TX metro area. TerraCap currently has approximately $2 billion in assets under management and the principals aim to diversify the firm's real estate portfolio across several asset classes including multifamily, industrial, and office. PRIMARY RESPONSIBILITIES:Acquisitions & Investment ExecutionSupport deal origination and execution across target markets with a focus on value-add and opportunistic real estate investmentsSupport all aspects of the acquisitions process, including sourcing, underwriting, due diligence, capital structuring, negotiations, and closingsLead detailed financial underwriting and evaluation of prospective investments, including cash flow modeling, sensitivity analysis, and return projectionsPrepare and present investment memoranda and recommendations to senior leadership and the Investment CommitteeSupport the Investment Committee process through development of underwriting models, market analyses, and investment recommendations Maintain and expand broker relationships to support sourcing efforts across target marketsEvaluate market fundamentals, including rent trends, concessions, supply pipeline, and submarket dynamicsLeverage the firm's vertically integrated platform and local market expertise to identify opportunities and drive attractive risk-adjusted returnsTravel to key markets as needed to maintain ground-level intelligence and evaluate investment opportunities firsthandDebt Placement & Capital MarketsAssist lender engagement and execution across agencies, banks, life companies, and debt fundsAnalyze and support execution of financing for acquisitions, refinances, and recapitalizationsMaintain relationships with lending partners and intermediariesOrganize and maintain rate cap strategy, lender requirements, and closing deliverablesSupport portfolio-level financing strategy, including loan extensions, refinances, and capital planningTransaction Management & ExecutionSupport the due diligence process, including third-party reports, legal coordination, and closing logisticsSupport the closing of acquisitions, dispositions, and financingsEnsure adherence to internal processes, file structures, and documentation standardsPortfolio & Fund-Level Analytics xijylhu Maintain and update portfolio-level financial models, rent rolls, and performance trackingSupport quarterly business plan development and execution across assetsDrive cash flow forecasting, IRR analysis, and fund-level reportingTrack and monitor key portfolio metrics, including DSCR, NOI trends, and operational performanceAssist with portfolio capital planning and lender reporting requirementsResearch & Market IntelligenceConduct market and macroeconomic research to support acquisitions, asset management, and fundraising effortsAnalyze comparable transactions, market rents, and competitive positioningRemain current on sector trends, competitive landscape, and capital markets dynamics impacting investment strategyCANDIDATE MUST HAVE:Minimum 3 years of progressive experience in real estate investingDemonstrated success in supporting the execution of real estate investments across residential and/or commercial property typesStrong experience in financial modeling, valuation, due diligence, and investment analysis with institutional-level rigorExperience with Argus preferredStrong interpersonal and communication skillsBachelor's degree requiredMust be willing and able to travel regularly
