Job Description

The Portfolio Officer Senior - CRE is responsible for providing a sound, independent and objective assessment and recommendation on risk factors associated with large, complex structures & transactions related to Commercial Real Estate loans, including loans for purchasing, refinancing, repositioning and development & construction of income producing properties [multifamily, retail, office, warehouse, and hotel] and land loans. Also responsible for the overall management of the Commercial Real Estate Banking Loan Portfolio, including (i) assisting in the maintenance of credit quality, portfolio administration and accounts for CRE loans, (ii) Monitoring portfolio and individual loan relationship trends, including clearing exceptions and (iii) contributing to Credit Risk Management of the department's loan portfolio by properly assessing and evaluating credit risk and other key factors and providing recommendations and credit solutions which are appropriate to the relationship risk profile. Duties and responsibilities include:Underwriting duties:Prescreen new Commercial Real Estate requests to: (i) recommend appropriate sizing based upon historical/projected property performance, (ii) identify risks and weaknesses of the requests and (iii) provide advice on structure to avoid policy exceptions.Collaborate with the business unit to prepare the Credit portion of a deal memo for the review of new opportunities.Attend Deal Screen meetings and document Key Takeaways from the discussion.Follow up to obtain required documentation in conformity to credit underwriting policy of the Bank. Conduct full analysis of Commercial Real Estate loans, primarily the acquisition/refinancing of the five core property types (multifamily, office, industrial, retail & hotel). Additionally, acquisition, development & construction (AD&C) loans, syndicated loans and note on note financing.Full analysis to include analysis of: construction budgets including plans & approvals, collateral valuations using direct capitalization approach or discounted cash flow analysis, repayment, market/submarket, personal financial statements, tax returns, global RE cash flow, equity stack, sponsors' backgrounds, total committed exposure, rent rolls, tenants, rollover risk, concentration risk, budget, leases, refinance risk, feasibility, interest reserve and any other detailed analysis necessary to gain a thorough understanding of a deal.Professionally represent Credit Services in the conduct of site visits and client meetings related to the analysis of Commercial Real Estate loan requests.Prepare conclusions outlining the strengths, weaknesses and mitigants of a proposed loan and issue credit recommendations pursuant to the Bank's Credit Policy, procedural guidelines and risk tolerance.Demonstrate the ability to meet a minimum of one financial analysis per week with a high degree of accuracy in terms of figures and credit risk assessment.Assist in the loan structuring process and review of legal covenants in conformity with the Bank's policies and procedures. This also includes assisting Head of Segments and Relationship Managers in collaborating with other bank units such as Credit Administration, Loan Operations, Credit Services, Closing areas, and Credit Risk.Review Term Sheets/Commitment Letters for accuracy and consistency with Credit Services' underwriting recommendations.Professionally present the conclusions of the full credit analysis to the Credit Committee.Order third party reports (appraisal, environmental, etc.) as required.Review loan documents to ensure consistency with loan approval.Participate in closing calls.Portfolio Management duties:Monitor the assigned portfolio for adherence to Bank policies related to credit, collateral, and documentation exceptions. Recommended appropriate actions, if necessary.Monitor exception, covenant and delinquent reports on a weekly basis.  Report to Commercial Banking Manager on all portfolio issues and irregularities found in these reports. Monitor the 30+ day delinquencies, utilize the risk rating process (CARs), to identify problems within the portfolio.  Report all portfolio issues found and recommend appropriate action(s).Proactively monitor upcoming maturities for timely disposition.Conduct annual reviews of existing credit relationships; recommend changes in risk rating as deemed appropriate. Monitor exceptions and covenants on a timely basis to identify any "red flags" or problems within the portfolio.   Includes reviewing the loan documents, calculating the covenant tests and verifying compliance.Identify, track and monitor loan policy exceptionsProcess renewals and modifications using the Bank's risk rating process (CARs)Conduct routine project site visits/inspections and report findings.Teamwork:Interact with Sponsors/Borrowers as well as Relationship Managers and Portfolio Managers to enhance the quality of information required for underwriting purposes. Acts as a consultant to business lines regarding credit issues, processes and procedures.Assist in the training process of Junior CRE Portfolio Managers. Specifically, assist the trainees in adopting the operating procedures of the department, the formats used for credit analysis purposes, and the credit criteria applied to the different types of analysis.Work closely with assigned teammate(s) to share knowledge, provide backup and mutual support.Function as a resource for business lines and work with senior management on various issues, as needed.Participate in various appointed committees and/or outside organizations, representing both the Credit Services unit and Bank.Provide backup for other operational roles performed in the department, as required by supervisorOther Knowledge & Skills:Ability to identify, evaluate, monitor and make any recommendation deemed necessary to the supervisor in order to assess, reduce, eliminate or control any current or prospective risks to earnings or capital arising from violations of, or nonconformance with, laws, rules, regulations, prescribed practices, internal policies and procedures or ethical standards.Ensure preventive measures are carried out to fully comply with current rules, regulations and internal policies relating to risks pertaining to BSA, USA Patriot Act, OFAC and other AML related issues.Operate the software systems for loan originations, modifications, annual reviews, and other presentations to senior management.Attend seminars and training sessions to keep abreast of changing regulations, as well as industry/market trends and conditions.Minimum Education and/or Certifications Requirements:Bachelor's in business, Accounting or Finance required.  Master's degree preferred or 8 years of combined credit analysis and portfolio management experience.Formal credit training required.Minimum Work Experience Requirements:7+ years of professional experience in lending, credit analysis/underwriting of loans.6+ years assisting in the maintenance of credit quality, portfolio administration and monitoring of credit quality for the commercial loan portfolio and accounts for both C&I and CRE loans.Knowledge of Bank documentation and other bank productsTechnical and/or Other Essential Knowledge:Thorough understanding of the Bank's credit procedures, programs and policy. Accounting and credit principles. Proficiency in Microsoft Suite is required. Salesforce, nCino, FIS IBS experience is a plus. Sound time management and organizational skills required. Well organized and systematic. Must possess strong communication skills.
