Accentuate Staffing is currently recruiting for a Commercial Property Manager for an established company in Charlotte, NC. The Property Manager is involved in all aspects of day-to-day operations of the properties, including tenant relations, leasing, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. The Property Manager handles tenant complaints and service requests and must be familiar with the terms of tenant leases. The Property Manager assists in the preparation of the annual budget, reporting, and financial performance of the property. Responsibilities: Detail oriented and excellent communication. Ability to work well under pressure. Self-motivated and self-directed. Ability to assert oneself and deliver tough news, when warranted. Exemplary time management and follow through skills. Ability to work with staff in solving problems and take direction, and function as part of a team. Manage accounts receivable for all incoming rent payments. Professional and courteous in responding to tenant requests, generating and following up on work orders. Follow-up with the tenant to ensure satisfactory resolution of any issue. Send floor plans and proposals to and perform property tours for prospective tenants in all property locations. Ensure that there is 24-hour emergency coverage for the property at all times. Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property. Ensure that property, floor plan and lease files are properly maintained and kept up to date in accordance with company policy. Assist with administering tenant occupancy, including providing new tenants with an introduction letter regarding emergency contacts, insurance requirements, rent collection procedures, and maintenance request procedures. Become proficient with AppFolio, Google Drive, and other company systems. Coordinate entry of all property information into company software programs and establish reporting protocols for maintenance requests, preventative maintenance, vendor and tenant Certificates of Insurance and key lease date tracking. Obtain quotes for and supervise construction of maintenance projects. Maintain office clerical, filing and record keeping systems Assist in the production of monthly and annual reports. Maintain online and physical marketing materials for available properties. Coordinate tenant move-ins. Assist with company accounting (ie. Accounts Receivables/Payables). Requirements: Bachelor's Degree is preferred 2-3 years of Property management experience required. Strong working knowledge of G-Suite systems is a plus. Ability to tour and lease vacant suites. Excellent people skills. Ability to effectively communicate both orally and in writing with peers, managers, and clients.
