Come join us!í‚ Role Overviewí‚ As the Maintenance Technician, youí¢€™ll have a big mission. If you choose to accept it, your mission will be to respond to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. You will be responsible for assuring that the physical aspects of the property meet the Companyí¢€™s established standards and any applicable laws. You also understand the value of taking a moment to express gratitude to the village that helped to make it happen. As you can likely tell, 'how' things are done matters just as much as í¢€˜whatí¢€™ is done here at B.HOM!í‚ í‚ Key Responsibilitiesí‚ Schedules, monitors and/or performs preventative maintenance and apartment turns.í‚ í‚ Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall, exterior structural, and appliances.í‚ í‚ Ensures that work order requests are responded to promptly and professionally.í‚ í‚ Ensures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.í‚ í‚ Provides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residentsí‚ í‚ Uses Siteplan to schedule and perform emergency maintenance work when requiredí‚ í‚ Inspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired.í‚ í‚ Assists supervisor with scheduling and communicating with vendors and contractorsí‚ í‚ Assists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completenessí‚ í‚ Assists with purchasing maintenance supplies for the property while staying within the planned budgetí‚ í‚ Accurately prepares and submits property invoices in accordance with established guidelinesí‚ í‚ Communicates with supervisor regarding the overall maintenance function of the property.í‚ í‚ Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment preventioní‚ Complies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal lawsí‚ í‚ Achieves high productivity through reliable and punctual attendance and report any tardiness, attendance and disciplinary issues to immediate supervisorí‚ í‚ Other duties as assignedí‚ í‚ You Haveí‚ í‚ 1 year of electrical, painting, drywall and plumbing experienceí‚ í‚ Must be available for night/weekend call dutyí‚ A high school education or equivalent is requiredí‚ May Require one or more of the following certifications:í‚ í‚ EPA Certification, Type I and IIí‚ í‚ HVAC Certificationí‚ í‚ CPO Certification (pool)í‚ Other licenses and/or certifications as required by state lawí‚ Physical Requirements/Environment: The physical requirements described here represent those that an employee must meet to perform the essential functions of this job successfully.í‚ í‚ Lifting up to 50 pounds.í‚ Full range of motion with upper and lower body. Continual movement including, but not limited to:í‚  standing, walking, bending, stooping, crawling, and climbing stairs.í‚ Ability to work with both hands for frequent grasping and manipulation.í‚ Push or pull items and reaching overhead.í‚ Operation of a motor vehicle onsite, if applicable.í‚ Exposure to all weather conditions.í‚ í‚ Seniority Level: Experiencedí‚ Industry: Property Managementí‚ Employment Type: Full-Timeí‚ Location: Onsiteí‚ Work Schedule: Monday-Friday (work schedule may vary).
