Commercial Leasing Agent

Ellicott Development Company is looking for an experienced Commercial Leasing Agent to join our commercial leasing team that is responsible for over 5,000,000 sf of office space in Downtown Buffalo and surrounding counties plus over 1,500,000 sf of retail space throughout New York and Western Pennsylvania.*Job Overview*We are seeking a highly motivated and detail-oriented Commercial Leasing Agent to join our dynamic team. The ideal candidate will develop close relationships with prospective tenants on a local and regional level to play a crucial role in assisting potential commercial tenants of various sizes and ensuring a positive leasing experience. This position requires strong interpersonal skills, a knack for sales, and an understanding of real estate lease tasks. The Leasing Agent will be responsible for showcasing properties, negotiating lease terms, and maintaining customer relationships all throughout the lease transaction including negotiations, space planning, construction process and turnover.*Responsibilities** Conduct tours and showcase available spaces to prospective tenants.* Utilize effective upselling techniques to highlight property features and amenities.* Manage customer inquiries via phone and email with excellent phone etiquette.* Assist in negotiating lease agreements and terms with potential tenants.* Prepare comprehensive leasing proposals and letters of intent.* Collaborate with facilities management to ensure properties are well-maintained and ready for new tenants.* Provide administrative support related to real estate transactions as needed.*Experience** Minimum of 3 years experience in commercial leasing is required.* Strong understanding of lease agreements, rent rolls, market analytics and financial terms (NOI, CAP rate, NNN, Gros, etc.)* Experience with financial modeling and pro forma analysis.* Strong sales skills with the ability to upsell property features effectively.* Excellent communication skills with a focus on customer relationship management.* Knowledge of facilities management principles is beneficial.*Requirements:** Valid real estate license.* Prefer Bachelor's degree in Real Estate, Business, Finance or related field.Join our team as a Commercial Leasing Agent and contribute to creating exceptional office experiences for our tenants while advancing your career in the real estate industry.This position offers a great base salary based on experience plus commission.Job Type: Full-timePay: From $75,000.00 per yearBenefits:* 401(k)* 401(k) matching* Dental insurance* Health insurance* Life insurance* Paid time off* Referral programWork Location: In person
