Residential Area Property Manager

Position Summary:We are seeking a knowledgeable and proactive Residential Area Manager to oversee the operations of a portfolio of affordable housing communities in the St. Louis, MO region. The ideal candidate will have hands-on experience managing properties under the Section 8 Project-Based and LIHTC (Low-Income Housing Tax Credit) programs. This role is responsible for ensuring regulatory compliance, operational efficiency, staff supervision, and high standards of resident satisfaction.Key Responsibilities:· Oversee a portfolio of residential properties, ensuring consistent operational performance and compliance.· Ensure all properties maintain full compliance with HUD regulations, including Section 8 Project-Based and LIHTC program guidelines.· Support and coach on-site property management teams in leasing, resident relations, rent collection, budgeting, and reporting.· Conduct regular site visits to assess property conditions, team performance, compliance readiness, and resident experience.· Work closely with compliance personnel to prepare for and respond to audits, MORs, and LIHTC file reviews.· Monitor property-level financial performance including occupancy, delinquency, and expense control.· Assist with recruitment, training, and performance management of on-site staff.· Serve as a liaison between corporate leadership and site-level teams.· Identify opportunities for operational improvements and implement best practices across the portfolio.· Respond to escalated resident concerns and provide support on complex resident or property issues.Qualifications:· Minimum 3–5 years of experience in residential property management, including multi-site supervision.· Proven experience with Section 8 Project-Based housing and LIHTC compliance is required.· Strong knowledge of HUD regulations, tax credit program requirements, and affordable housing compliance.· Excellent leadership, communication, and organizational skills.· Proficiency with property management software (e.g., Yardi, RealPage, etc.) and Microsoft Office Suite.· Ability to manage multiple priorities in a fast-paced environment.· Valid driver's license and reliable transportation required.Preferred Qualifications:· COS (Certified Occupancy Specialist), TCS (Tax Credit Specialist), or similar industry certifications.· Experience with REAC inspections, MOR preparation, and LIHTC compliance audits.· Knowledge of Missouri Housing Development Commission (MHDC) compliance standards.If you are passionate about property management and dedicated to providing exceptional service, we encourage you to apply for this exciting opportunity as a Residential Property Manager.Job Type: Full-timeBenefits:* 401(k)* 401(k) matching* Dental insurance* Employee assistance program* Flexible spending account* Health insurance* Life insurance* Paid time off* Professional development assistance* Retirement plan* Vision insuranceExperience:* HUD: 2 years (Required)* LIHTC: 2 years (Required)* Realpage: 2 years (Preferred)* Property management: 4 years (Required)Work Location: In person
