With a strong focus on sustainability, and social responsibility, we strive to create vibrant, inclusive neighborhoods where everyone has access to safe, quality housing. *We are seeking a self-motivated and experienced Vice President of Property Management with an in-depth understanding of LIHTC, HUD-Section 8, and Public Housing programs to join our organization. *_*Resumes without 10+ years of affordable housing experience will not be considered. *_*Bilingual in Spanish required.*The Vice President of Property Management oversees and directs property management activities related to the organization’s diverse residential portfolio. The VP supervises and directs activities of property management staff. The position is responsible for the overall successful operations of properties and works to ensure the department meets or surpasses industry standards.*Responsibilities Include:*_*Business Management*_* Provides clear direction for operations within Property Management ensuring that the Company financial and business objectives are being achieved.* Responsible for the preparation of the annual property budgets.* Works closely with the VP of Real Estate Development to establish budgets and management practices for new real estate developments.* Work closely with Vice President of Acquisitions and Asset Management and COO to evaluate financial performance against benchmarks established by investors, lenders, and the properties’ operating proformas.* Sets performance goals by project, related to industry standards; monitors performance, adjust strategies as needed.* Acquires management contracts with profitable terms and fees; prepare proposals and presentations; maintain current management plans and management agreements and monitor all contract documents. Negotiates contract terms and increases as needed.* Upon contract award, develops takeover strategy and management process with team of key staff positioned to take over.* Drives consistency of operations, identifies best practices and leads implementations.* Consults with Construction partners for property management-related considerations for developed assets as well as assets undergoing renovation.* Monitors new acquisitions, building turnover and leasing programs; approves plans for office establishment and operations set-up. Approves vendor/service contracts.* Monitors all property management programs and ensures that all legal and regulatory compliance is met.* Monitors resident service programs and grant proposals submissions for funding and staffing those programs.* Supports the roll out and implementation of company & business unit initiatives and strategies.* Special projects and other responsibilities as assigned._*Staff Supervision and Development:*_* Facilitates a healthy, collaborative team atmosphere. Develops internal trust and employs team integrity to achieve industry-leading results.* Oversees major decisions and assures that team members implement their portfolio objectives and work plans.* Ensures clear communications between staff, residents and community contacts* Oversees all staff departmental growth and development._*Reporting, Community Involvement and Professional Development:*_* Prepares and presents departmental reports relating to project performance, goals, standards, benchmarks, etc.* Ensures financial reports are submitted to stakeholders accurately and timely.* Maintains good working relationship with community partners.* Attends industry association meetings, trainings, etc.* Maintains appropriate CEU’s to ensure CPM and Real Estate license requirements are met.* Stays current of property management and other real estate related industry standards, legislation impacting department and industry practices, policies and procedures._*Required Qualifications *_* Bachelor’s Degree in Business, Real Estate, or related field is required.* Certified Property Manager (CPM) status preferred.* At least 10 years of property management experience overseeing a large multi-family affordable housing portfolio at a regional level with strong knowledge of tenant/landlord practices, laws, rules and regulations.* Previous experience in managing affordable housing Section 8 and Low-Income Housing Tax Credits.* 8 or more years of supervisory experience.* Real Estate Broker’s license required.* Experienced in P&L, lease, negotiations, vendor and contracts management.* Expertise in finance, marketing, revenue maximization, strategic planning, budgeting, forecasting, administration, operations, training, and effective leadership are required.* Knowledge of market, feasibility analysis and financial structures is a must.* Excellent interpersonal communication skills, including the ability to inspire, motivate and lead a growing team of professionals.* Must have excellent computer and software skills.* Working knowledge of industry specific software such as Yardi.* Bilingual (Spanish) skills required.* Strong customer service track record* Vehicle, driver’s License and insurance is required.Competitive salary commensurate with experience.
