Dermot is committed to providing an outstanding residential experience for residents and attractive returns to investors.*ABOUT THIS ROLE** Foster and maintain a positive rapport with residents by responding to concerns in a timely and thoughtful manner.* Partner with the General Manager to ensure efficient operation of the property; implement and manage programs to maximize revenue, control expenses, improve resident satisfaction and ensure that the community meets our high standards.* Ensure clear and effective communication with all team members including routine meetings with prepared agendas and minutes.* Conduct routine property inspections to ensure interior and exterior condition of the community are in neat, clean and working order at all times.* Manage the apartment turnover process, preventative maintenance program and ensure vendor compliance with our contracts, including ensuring billing is in line with services provided.* Manage work orders, including prioritizing and delegating to appropriate team members as well as identifying trends and completing hands-on maintenance repairs/tasks.* Partner with 3rd party staffing vendor to ensure performance standards are being met, including appropriate scheduling and work duties properly assigned and completed.* Oversee execution of the work of external maintenance vendors and internal maintenance service suppliers. Develop contract scopes of work, qualify vendors and review / level all bids.* Maintain controllable expenses at or below budgeted expectations.* Assist in the development of the annual maintenance operating budgets in accordance with established timeframes and based on the needs of the community.* Assist in development of the annual and 5-year capex plans by identifying projects required to maintain/improve both the physical and aesthetic condition of the community to include justifications, scopes of work and soliciting proposals.* Utilize various property management software platforms to track community maintenance items, including but not limited to works orders, apartment turns, asset tracking, incident reports and purchasing.* Ensure appropriate risk mitigation procedures are implemented, including disaster response, safety training and required documentation is maintained.* Ensure compliance with all applicable state and or local codes including annual inspections, tests, certifications, permits, documentation and violations.* Implementation of all applicable Dermot policies and procedures.* Must be able to work any assigned shift, including weekends (shifts may change based on the needs of the business).* Respond to all community emergencies after normal business hours and on weekends as needed.*ABOUT YOU AND WHAT YOU OFFER** 3 - 5 years of multi-family property management or other related building maintenance experience performing the duties of Maintenance Supervisor (or above).* 5 - 7 years of experience with hands-on maintenance in building trades positions.* Proficiency with diagnosing and repairing problems including, but not limited to plumbing, electrical, carpentry, appliances, HVAC, boilers, pumps and basic building trades, etc.* Ability to use computers, including but not limited to, emails, Microsoft Word/Excel and property management software* High School diploma or equivalent (GED)* CFC refrigerant transition and recovery 609 Certification is preferred.* Other licenses and certifications as required by state or local jurisdictions (must be obtained within the first 90 days of employment)* Must be able to work for any employer without any restrictions.*ABOUT OUR CULTURE, SALARY & BENEFITS*Our team is the most valuable asset we have. The annualized gross base range for this position is $65,000 - $80,000.
