*Position Title:* Assistant Property Manager*Location: *Syracuse, NY*Reports to: *Senior Property Manager*Property Size: *Multi-Building, Mid-Rise, Class: BDirect Reports / Team Oversight: On-site Third-Party Leasing Team, Maintenance Supervisor, Staff Admin*Core Mission: *To serve as the Front Office Lieutenant and Operational Leader — driving collections, evictions, lease compliance, unit inspections, resident relations, and risk management and ensure acceptable KPI results in line with industry expectations! Our Architect and Foreman of Office Performance, the Assistant Property Manager role demands a proactive leader who owns outcomes, motivates a team and optimizes resources to ensure that: the rent roll is accurate and collected; Resident files are complete and compliant; Resident experience is consistent and professional; Legal and risk policies are executed properly; and Office processes and reporting support the Senior Property Manager’s leadership of the property.*Key Responsibilities:**1. Collections & Delinquency Management** Own execution of daily collections activities* Maintain daily delinquency follow-up cadence — calls, notices, in-person outreach* Coordinate legal steps with attorney and Senior PM approval* Prepare for and participate in weekly delinquency review calls* Track and report collections KPIs to Senior PM direction*2. Leasing File Quality & Compliance** Audit and maintain 100% accurate leasing files — no exceptions* Ensure all leases, addenda, income verifications, and screening documents are in place prior to move-in* Correct file deficiencies promptly* Maintain Fair Housing compliance in all lease and resident processes* Conduct quarterly internal file audits under Senior PM direction*3. Resident Relations & Retention** Act as first escalation point for resident concerns and complaints* Resolve routine service issues independently* Escalate serious issues to Senior PM promptly and with full documentation* Maintain professional tone and response discipline with residents* Track and report resident complaint trends to Senior PM* Support renewal outreach and retention efforts under PM direction*4. Move-in / Move-out Coordination** Coordinate unit readiness and move-in scheduling with Maintenance Supervisor* Review move-in inspection and move-in packet accuracy prior to move-in* Manage move-out notices, scheduling, final inspections, and deposit accounting* Ensure move-in/move-out quality standards are consistently met*5. Legal & Risk Management** Assist Senior PM with Fair Housing training and compliance monitoring* Track lease expirations and renewal status monthly* Assist with preparation of legal files for evictions or legal actions* Maintain accurate resident data in Yardi* Monitor and flag risk issues to Senior PM promptly*6. Office Operations & Reporting** Maintain a professional, organized, and responsive front office* Ensure accurate and timely data entry in Yardi for all resident actions* Submit weekly operational updates to Senior PM covering:* Delinquency status* Leasing pipeline & file status* Move-in / move-out coordination* Resident service trends* Legal and risk actions* Coordinate with Leasing Consultants on daily office workflow and priorities* Coach Leasing Consultants on compliance and file qualityQualifications & Skills* 5+ years experience in multifamily property management, with leasing, collections, or APM responsibilities* Proven track record of collections execution and risk management* Strong knowledge of Fair Housing and landlord-tenant law* Experience with Yardi (preferred) or other property management software* Strong attention to detail and file compliance discipline* Professional verbal and written communication* Ability to manage multiple competing priorities in a fast-paced environment* High level of ownership and accountability — no “that’s not my job” mentality* Valid driver’s license and reliable transportation* Bilingual (Spanish/English) preferred*Key Performance Indicators (KPIs)**Metric** Collections executed (current rents)* Delinquency follow-up cadenceFile audit accuracy* Renewal tracking* Move-in quality* Move-out documentation & accounting* Resident complaint resolution* Legal case prep and tracking* Reporting accuracy to Senior PM*Key Performance Indicators (KPIs)**Target** 97%+ current rent collected monthly* 100% daily on all accounts* 100% compliant files* 100% current and reported monthly* 100% compliance with standards* 100% accurate and timely* 100% documented & timely follow-up* 100% compliant & on time* 100% on time and complete weekly*Cultural Alignment** Accountable operator — owns results, no excuses* Resident-first mentality — balances policy enforcement with professional empathy* Compliance-driven — never lets file quality or legal discipline slip* Team player — collaborates closely with Senior PM, Leasing, and Maintenance teams* Problem solver — brings solutions, not problems* Professional communicator — polished verbal and written presence* Ownership mentality — understands this role protects property income and risk profile* Protects the Brand – professionally represents Destra, on and off siteJob Type: Full-timePay: $70,000.00 - $80,000.00 per yearSchedule:* Monday to Friday* Weekends as neededAbility to Commute:* Syracuse, NY 13201 (Preferred)Ability to Relocate:* Syracuse, NY 13201: Relocate before starting work (Preferred)Work Location: In person
