*Job Title:* Community Manager*Reports To:* Regional Vice President*Location:* Scottsdale, AZ*Position Overview*The Community Manager plays a key leadership role, overseeing all aspects of property operations under the guidance of the Regional Vice President. This includes administration, leasing, maintenance, financial performance, and team supervision. The goal is to ensure the property meets company objectives while maintaining a high standard of physical appearance and resident satisfaction.*Key Responsibilities** *Property Management:*Operate the property in alignment with company policies to achieve financial goals and maintain high occupancy.* *Leasing & Occupancy:*Oversee and support leasing staff to ensure professional, effective leasing practices that drive occupancy and retention.* *Policy Compliance:*Maintain expert knowledge of company policies and ensure all team members consistently follow operational guidelines.* *Team Leadership:*With RVP approval, manage hiring, training, performance reviews, and terminations. Guide staff to operate efficiently and uphold company standards.* *Daily Operations & Maintenance:*Conduct daily property inspections; oversee maintenance teams to ensure high curb appeal, prompt service request completion, and consistent make-ready quality. Identify and address capital improvements, safety concerns, and deferred maintenance needs.* *Lease & Financial Administration:*Review and sign leases, addenda, move-out forms, applications, and payroll. Collect rent, manage delinquencies, and coordinate evictions when necessary.* *Marketing & Competitive Analysis:*Lead community marketing efforts to ensure adequate traffic and leasing success. Stay informed about local competition and leverage that knowledge to highlight the community's strengths. Complete accurate market surveys.* *Budget & Financial Performance:*Monitor turnover, vacancies, rent pricing, renewals, and expenses to optimize revenue.* *Safety Compliance:*Ensure all team members follow OSHA and company safety protocols.* *Vendor & Capital Project Management:*Obtain and review bids for capital projects and ensure timely, high-quality completion by contractors.* *Communication & Reporting:*Maintain clear, proactive communication with the Regional Manager and RVP regarding operations, staffing, and resident matters.* *Resident Relations:*Foster positive relationships with residents by ensuring a high level of service and responsiveness to requests, supporting retention efforts.* *Administrative Duties:*Accurately and promptly complete administrative tasks, including payroll, reports, invoices, deposits, and move-out documentation.* *Professional Standards:*Lead by example in professionalism, appearance, attendance, punctuality, and attitude.
