We are looking for a full-time residential property manager fluent in English and Spanish to work for our Real Estate team. The role involves spearheading growth initiatives, fostering client relationships, and expanding the company's market presence.*Having an active FLORIDA Real Estate License is REQUIRED. This position can be a very rewarding and profitable.**Must reside within our service area: Counties - Seminole, Orange, West Volusia, Lake and Osceola.*THIS POSITION IS LOCATED In Lake Mary, but we service all of Central Florida.Here's a breakdown of the typical duties and responsibilities:* *Client Acquisition and Retention*: Business Development.* Identify and target potential clients, including property owners, investors, real estate agents, and property developers.* Develop and implement strategies to acquire new clients and expand the company's client base.* Cultivate and maintain strong relationships with existing clients to encourage repeat business and referrals.* Conduct market research to identify emerging trends, competitive landscape, and opportunities for business expansion.* *Sales and Marketing*:* Develop marketing campaigns to promote the company's property management services.* Generate leads through various channels, including networking events, industry associations, online platforms, and direct outreach.* Collaborate with the marketing team to create promotional materials, advertising campaigns, and digital content to showcase the company's value proposition.* Attend trade shows, conferences, and industry events to showcase the company's services and network with potential clients and partners.* *Client Consultation and Needs Assessment*:* Conduct consultations with prospective clients to understand their property management needs, goals, and challenges.* Provide tailored solutions and recommendations to address clients' specific requirements and objectives.* Prepare and present proposals, service agreements, and pricing structures to prospective clients.* Negotiate terms and conditions of contracts and agreements to secure new business opportunities.* *Tenant Relations*:* Advertising and marketing vacant properties to attract tenants.* Screening potential tenants through background checks, credit checks, and rental history verification.* Facilitating the lease signing process and ensuring compliance with lease agreements.* Addressing tenant inquiries, concerns, and maintenance requests promptly and professionally.* Enforcing lease terms, including rent collection, late fees, and lease renewals or terminations.* *Property Maintenance*:* Conducting regular property inspections to identify maintenance issues or safety hazards.* Coordinating repairs and maintenance tasks with contractors, vendors, or in-house maintenance staff.* Implementing preventive maintenance measures to preserve property value and ensure tenant satisfaction.* Responding promptly to emergency maintenance requests to minimize property damage and tenant inconvenience.* *Financial Management*:* Setting and adjusting rental rates in line with market trends and property performance.* Collecting rent payments from tenants and maintaining accurate rent payment records.* Handling security deposits in compliance with state laws and regulations.* Paying property-related expenses such as utilities, taxes, insurance premiums, and maintenance costs.* Preparing financial reports, including income statements, balance sheets, and cash flow projections, for property owners.* *Legal Compliance*:* Staying informed about federal, state, and local landlord-tenant laws and regulations.* Ensuring that rental properties comply with housing codes, zoning ordinances, and health and safety regulations.* Handling eviction proceedings in accordance with Florida's landlord-tenant laws, when necessary.* Maintaining accurate records and documentation related to tenant communications, lease agreements, and property maintenance.* *Client Communication and Reporting*:* Providing regular updates and reports to property owners on property performance, financial matters, and tenant issues.* Communicating effectively with property owners to address their concerns, answer questions, and discuss property management strategies.* Serving as a trusted advisor to property owners, offering insights and recommendations to optimize property performance and maximize returns on investment./*Additional details will be provided during interview*Skills/Qualifications:*Fluent in English and Spanish.
