American Properties Team, Inc., is seeking a dedicated and experienced multi-site Condominium Manager to manage a portfolio of condominium associations north of Boston. The ideal candidate will be responsible for managing maintenance, and client relations to ensure optimal performance and client satisfaction. This role requires strong organizational skills, attention to detail, and the ability to effectively communicate verbally and in writing with clients, homeowners and team members.The Condominium Manager serves as the primary contact for all Board members and homeowners and is responsible for the day to day administration of their properties. The Condo Manager ensures staff compliance with Company and Trust policies and procedures. The following lists some of the duties of the position:* Maintains effective relationships with Trustees and unit owners* Interprets and understands condominium documents, contracts and proposals* Hires, trains and supervises staff* Maintains effective relationships with external vendors and contractors* Maintains property’s compliance with all applicable city, state and federal regulations* Works with Association improvement project committees and capital improvement committees as required* Negotiates and makes recommendations to the Board(s) for all service contracts.* Supervises the scheduling of maintenance work and performs follow up inspections* Performs weekly inspections of the properties.* Responsible for reviewing, approving and processing invoices for payment* Supervises condominium fee collection* Assists the Board with preparing the Annual Operating Budget and Capital Budget, monitors and operates in accordance with the budget.* Reports payroll information on a timely basis* Prepares for and attends all Board, monthly and annual meetings.* Prepares all rule violation letters* Supervises maintenance of property files* Supervises typing and distribution of monthly Trustee Meeting Minutes, if required* Prepares newsletter pursuant to deadlines prescribed by the Board* Assures that appropriate insurance requirements are in place for all properties under direct managementWe are looking for someone with 3+ years’ experience in condominium property management.
