*Lead Engineer – Commercial Property Management**Location: Houston Area (77040/77042)**Salary: Based on experience**Job Description:*Fast paced and growing company in Dallas is looking for an experienced candidate as the *Lead Engineer in the Houston area*, for a leading property management company focused on high-quality commercial assets with approximately 90 properties totaling 4 million sf. We acquired a new property, and the Lead Engineer will be hands-on until a new maintenance team is formed. The Lead Engineer is responsible for the overall maintenance and efficient operation of building systems within a portfolio of *commercial properties*. This includes HVAC, electrical, plumbing, mechanical, and life safety systems to ensure optimal performance, tenant satisfaction, and regulatory compliance. The Lead Engineer will manage vendor relationships and implement cost-effective maintenance strategies to preserve asset value. The Lead Engineer will report to the Senior Property Manager. Competitive salary based on experience.*Responsibilities:**Building Operations & Maintenance:** Oversee daily operations, maintenance, and repairs in *office buildings, retail spaces, and other commercial properties*.* Complete preventative maintenance, make ready and repairs per work order requirements* Perform duties in compliance with company procedures, regulatory requirements and safety standards* Perform minor plumbing maintenance on existing systems* Perform routine painting, minor carpentry work, etc., as necessary to maintain our facilities in good condition* Perform minor electrical maintenance as allowed without a license within state law requirements* Develop and implement preventative maintenance programs to reduce downtime and extend equipment life.* Diagnose, troubleshoot, and manage hands-on repairs of Commercial HVAC systems.* Maintain records in our Work Order software system (AppFolio Property Management)* Manage routine inspections and respond to tenant service requests in a timely and professional manner.* Availability for *on-call emergencies, nights, and weekends* as needed.*Leadership & Team Management - as they are acquire:** Supervise, train, and manage HVAC and maintenance technicians.* Assign and monitor work orders to ensure tasks are completed efficiently and according to quality standards.* Collaborate with property management and owners to ensure a high level of building performance and occupant comfort.* Develop and maintain relationships with contractors, vendors, and service providers.*Regulatory Compliance & Safety:** Maintain records of inspections, repairs, and preventative maintenance schedules.* Oversee fire and life safety systems, ensuring functionality and compliance with industry regulations.*Budgeting & Capital Planning:** Assist in developing and managing maintenance budgets, including capital expenditures.* Negotiate and oversee service contracts for HVAC, electrical, plumbing, and janitorial vendors.* Provide recommendations for long-term capital improvements to maintain and enhance asset value.* Identify cost-saving opportunities while maintaining building performance and tenant satisfaction.*Qualifications & Experience:** *Experience:** Minimum *7-10 years* of commercial property maintenance experience* Minimum *3-5 years* in a leadership role.* *Certifications:** EPA Universal Refrigerant Certification required.* *Technical Skills:** Strong expertise in commercial HVAC systems* Knowledge of commercial electrical, plumbing, and mechanical systems.* Work in various settings, including mechanical rooms, rooftops, and confined spaces.* Ability to read and interpret blueprints, schematics, and technical manuals.* *Soft Skills:** Strong leadership, problem-solving, communication, and organizational skills.* Computer skills* Ability to collaborate with property managers, tenants, third-party vendors and owners.* Attention to detail with a proactive, hands-on approach.Job Type: Full-timeBenefits:* 401(k)* Dental insurance* Health insurance* Life insurance* Paid time off* Vision insuranceExperience:* Commerical property maintenance: 7 years (Required)* Commercial HVAC: 5 years (Required)* Leadership Management: 3 years (Required)Work Location: In person
