Job Description

*Job Summary *The Property Manager is responsible for overseeing all aspects of property operations, including leasing, resident relations, maintenance, financial management, and budgetary oversight. This role involves managing the property to achieve maximum profitability, maintaining a high level of resident satisfaction, and ensuring that the property complies with all applicable laws and regulations. The Property Manager works to optimize property performance while ensuring that company policies and standards are met.*Key Responsibilities ** *Property Operations: *Oversee the daily operations of the property, ensuring smooth and efficient management.* Supervise and manage property staff, including leasing agents, maintenance teams, and administrative staff.* Implement operational procedures to ensure the property meets company and regulatory standards.* Financial Management: Develop and manage the property’s annual budget, ensuring financial performance is within established guidelines.* Monitor and analyze financial reports to identify opportunities for cost savings or revenue generation.* Ensure accurate and timely rent collection, and oversee all financial transactions, including payment of invoices and vendor contracts.* Prepare and review financial statements, budgets, and reports for property performance and profitability.* Leasing and Marketing: Oversee leasing activities, including showing available units, processing applications, and executing lease agreements.* Develop and implement marketing strategies to attract new residents and retain current tenants.* Ensure high occupancy levels by monitoring rental rates, vacancy rates, and renewal processes.* Maintenance and Property Upkeep: Ensure the property is properly maintained and complies with all health, safety, and regulatory requirements.* Coordinate and supervise regular property inspections and preventive maintenance programs.* Address and resolve maintenance issues, managing repair requests and supervising the maintenance team.* Oversee vendor relationships, ensuring that services such as cleaning, landscaping, and security are efficiently managed.* Respond to resident complaints and concerns in a professional and timely manner.* Implement programs to foster community engagement and enhance resident satisfaction.* Address lease violations and ensure that all policies and procedures are followed.* Maintain a positive and professional relationship with residents to ensure a strong sense of community and encourage renewals.* Ensure that the property complies with all local, state, and federal housing laws, including Fair Housing and Americans with Disabilities Act (ADA) regulations.* Oversee the implementation of safety policies and procedures, ensuring the property adheres to fire safety and building code requirements.* Maintain all necessary documentation and ensure proper recordkeeping for compliance and auditing purposes.* Resident Relations:* *Legal and Regulatory Compliance: **Qualifications ** Skills: Strong leadership and team management skills, with the ability to train, motivate, and evaluate staff.* In-depth knowledge of property management software (e.g., Yardi, RealPage, MRI) and Microsoft Office Suite.* Excellent financial acumen with the ability to manage budgets, understand financial reports, and identify opportunities for cost savings.* Outstanding communication and interpersonal skills, with the ability to effectively work with residents, vendors, and team members.* Ability to handle difficult situations with professionalism and tact, particularly in resident relations and lease enforcement.* Certifications: Certified Property Manager (CPM) or Accredited Residential Manager (ARM) designation is preferred, but not required.* Fair Housing certification is required (or must be obtained within a certain period after hire).*Work Environment and Physical Requirements ** Ability to stand, walk, and sit for long periods, including during property tours and inspections.* Ability to lift up to 25 pounds and conduct property inspections.* Work is typically performed in both office and on-site property environments, including outdoor areas subject to weather conditions.Salary is negotiable based off of experience.Job Type: Full-timePay: $60,000.00 - $70,000.00 per yearBenefits:* 401(k)* Dental insurance* Health insurance* Life insurance* Paid time off* Vision insuranceWork Location: In person
