We encourage our employees to excel while positively impacting the communities we serve.*About the Role*We’re looking for a *high-energy, results-driven Leasing Specialist* to partner with our property management team as a *1099 independent contractor* in the *Pittsburgh market. *This role is perfect for someone with an entrepreneurial mindset who enjoys flexibility, building relationships, and working in the field.As a Leasing Specialist, you will be responsible for managing incoming leads, scheduling and conducting property showings, guiding prospects through the leasing process, and ultimately securing signed leases. You’ll serve as the face of our communities and play a vital role in delivering an exceptional leasing experience.This is a *performance-based role*, ideal for someone seeking income potential aligned with effort and success.*Compensation:**Tiered Commission Payment Schedule** *1–4 leases signed in a calendar month*:Contractor earns *50% of the first month’s rent* per executed lease.* *5–7 leases signed in a calendar month*:Contractor earns *75% of the first month’s rent* per executed lease.* *8 or more leases signed in a calendar month*:Contractor earns *100% of the first month’s rent* per executed lease.*What You’ll Do:** *Lead Management & Follow-Up*- Engage promptly with prospects via phone, text, and email.- Use CRM platforms (e.g., AppFolio) and showing tools (e.g., ShowMojo) to manage leads and appointments.- Follow a structured communication cadence to nurture leads through to lease signing.* *Property Showings*- Conduct in-person tours at assigned properties across the Pittsburgh area.- Highlight unit features, amenities, and neighborhood benefits with professionalism and enthusiasm.- Represent our properties with a focus on customer service and accuracy.* *Leasing Coordination*- Guide prospects through the rental application process.- Ensure all documentation is complete and submitted correctly.- Communicate regularly with the property management team to align on availability, pricing, and applicant qualifications.- Stay informed about local rental trends, competitor properties, and community insights to better position our listings.- Provide feedback from prospects and tours to help improve leasing performance.* *Market Knowledge**What We’re Looking For:** *Experience*: Previous leasing, real estate, sales, or customer service experience preferred.* *Self-Motivation*: You thrive working independently and take initiative to drive results.* *Communication Skills:* Strong written and verbal communication is essential.* *Organizational Skills: *You can manage multiple properties and appointments efficiently.* *Tech-Savvy: *Comfortable navigating CRMs, mobile apps, email, and virtual scheduling tools.* *Transportation*: Reliable vehicle, valid driver’s license, and ability to travel to multiple properties.* *Availability*: Flexible schedule with the ability to work evenings and weekends as needed.* *Legal Requirements*: Must be eligible to work in the U.S. and operate as a 1099 contractor.*Compensation & Benefits*This is a commission-only contractor role offering highly competitive earnings potential based on performance.
