Our team members enjoy competitive compensation and benefits, along with a positive and inclusive culture that encourages long-term career growth and high performance.*Position Overview:*Riparian Management LLC is seeking a detail-oriented and customer-focused *Assistant Property Manager* to support day-to-day operations across a diverse portfolio of *single-family, multi-family, and commercial properties* in the *Pittsburgh market*. This role is ideal for an individual who thrives in a fast-paced environment and is passionate about property management, resident services, and operational excellence. The Assistant Property Manager will work closely with the Property Manager and site team to ensure resident satisfaction, strong leasing performance, timely maintenance coordination, and accurate administrative support._*Compensation Structure: *__Base Salary up to $60,000 + Annual performance incentive _of _$5,000._*Key Responsibilities** *Resident Services & Retention:*- Serve as a primary point of contact for residents and prospects. Assist with handling resident concerns, service requests, and complaints in a timely and professional manner. Help coordinate resident communications and community notices.* *Leasing Support:*- Assist with marketing vacant units, conducting property tours, processing rental applications, and supporting the lease signing and move-in/move-out process. Help ensure leasing activities align with occupancy goals and Fair Housing compliance.* *Rent Collection & Financial Admin:*- Collect and record rent payments, track delinquencies, and support the Property Manager in enforcing rent collection policies. Assist with financial record-keeping, including invoice processing and petty cash tracking.* *Maintenance Coordination:*- Log, assign, and follow up on maintenance requests using the property management system. Coordinate unit turns, vendor scheduling, and inspections to ensure readiness for new tenants.* *Compliance & Documentation:*- Support HUD recertifications, income verifications, and assist in preparing documentation for inspections and audits. Maintain organized resident files and ensure compliance with local and federal regulations.* *Team Collaboration:*- Work closely with the Property Manager, leasing team, maintenance staff, and vendors to ensure efficient site operations and a positive tenant experience.* *Administrative Support:*- Maintain records in the property management software (e.g., AppFolio), assist with utility tracking, generate reports, and support other office functions as needed.*Qualifications** *Experience:* Minimum of 2–5 years in property management, leasing, or administrative support roles within the real estate industry.* *Skills:* Strong organizational, interpersonal, and communication skills. Ability to multitask, solve problems, and maintain professionalism in resident interactions.* *Technology:* Proficiency with property management software (AppFolio preferred), Microsoft Office Suite, and digital communication platforms.* *Other:* Must possess a valid driver’s license and reliable transportation.
