Learn more about how we build homes built on relationships by visiting .JOB SUMMARY: The Director, Forward Planning is a key role intended to drive the feasibility process and bridge the gap between acquisition and development related activities. After the acquisition team contracts for a new deal, the Director, Forward Planning will initiate and complete all necessary due diligence and prepares Land Packages for the purposes of securing all corporate approvals, entitles all communities post Land Committee approval, and successfully steers new communities through the kick off and new community opening process. Additionally, the Director, Forward Planning will play a key role in preparing the annual Market Strategy, a report which outlines product, pricing, and location strategies for the Division. ESSENTIAL DUTIES AND RESPONSIBILITIES:Acquisition Due Diligence- Initiate and complete all necessary due diligence, including oversight of engineering and other consultants. This includes: Review and approve fee & tech and development budgets for new propertiesReview and develop project timelines for new community openingsReview, analyze, and summarize all risks, i.e.; environmental, political, entitlement, engineering, and/or development relatedLand Packages- Drive and coordinate the preparation Land Packages for the purposes of securing all corporate approvals. This includes: Writing the Executive Summary and review of the final draft.Oversight responsibility for market and financial analyses.Oversight responsibility for risk analysis and other Land Package attachmentsEngineering and Forward Planning Consultants- manage the efforts of the Forward Planning Manager''s oversight of the team of consultants and internal employees during the entitlement process for all communities post Land Committee approval. This includes: Contract and management of consultant teams to design all aspects of new communities.Management of the submittal process from preliminary through final plat Preparation and management of schedules associated with the entitlement processUpdate and manage the forward planning tools such as Ant TracksPreparation of reports and studies as may be required. Work jointly with the Land Development, Legal, Construction group in the review, design and evaluation of all land planning activitiesLand Entitlement and Government Approvals- drive the legal process of obtaining approvals for development plans. This includes: Review and processing of tentative maps, zone changes, final maps, civil engineering plans, architectural permits, environmental approvals. Work with staff and elected bodies to manage approval process.Presentations to governmental councils, commissions and division meetings.Creating and managing relationships with governmental agenciesPreparation of and negotiating municipal annexation and development munity Hand Off and Kick-off- successfully steer new communities through the hand off to Land Development through kick off and new community opening process. This includes: Upon Land Committee approval of an acquisition, oversee and drive a hand-off meeting to transfer knowledge gained during due diligence and entitlement to the project''s Land Development Manager and related team membersMaintain interaction with the Land Development team through Grand Opening, to ensure all commitments made during due diligence and Land Committee conditions of approval are delivered.Play a key role in preparing the annual Market Strategy, a report which outlines product, pricing, and location strategies for the Division.EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education: Bachelor''s Degree required; Masters Degree preferred. Experience: Must have 6-8 years of experience, including at least 3 years of land acquisition or planning and development related experience.
