About the job We are looking for Superintendent with some experience with steel and elevator residential buildings. Looking for ideally younger guys. All projects in Philly. Job Duties and Responsibilities: Establish and clearly communicate the operation plan in the form of a logical project schedule. Update daily and review the schedule for on-site compliance, identify any issues and immediately address all delays. Ability to prepare bid packages, obtain bids from subcontractors and material vendors, and analyze bids from subcontractors and material vendors. Execute timely and detailed buyout of all project trades, materials, and equipment. Ability to monitor and evaluate construction progress and trade performance and ensure all projects are completed within the agreed contract timeline. Ability to assess project(s) and identify construction issues, problems, etc. in a timely manner and assemble the resources to effectively address these issues. Manage financial aspects of contracts to protect client and company interests. Prepare all Owner Change Order Proposals for review and approval. Prepare all Owner Change Orders and Subcontractor Change Orders for review and approval. Execute timely and thorough review and approval of all submittals from suppliers and subcontractors. Execute timely and thorough processing of Request for Information. Maintain client communication and satisfaction during and after the project. Provide monthly cost analysis for all active preconstruction assignments and manage preconstruction department budgets. Identify and qualify new material suppliers and subcontractors and place them into the subcontractor database. Identify new work opportunities and inform the Marketing Department of potential projects with current clients. Provide significant project updates to Marketing Department. Required Qualifications of candidate: Preferred four-year engineering degree or construction management degree or equivalent combination of technical training and/or related experience. Minimum 1-5 years experience as a Construction Project Manager. Significant direct supervision experience in Multifamily or Single-Family Construction. Significant experience with Multifamily and Mixed-Use Construction. Competency in the skills of preconstruction management. OSHA 10-Hour Certification (If not, must obtain within 30 days of employment) Proficient in Microsoft Office Suite (Outlook, Word, Excel, Project). Experience in working in Project Management Software applications (Co-Construct). Demonstrated competency in the areas: estimating, scheduling, budgeting/cost control, financial reporting, client relationship, interpersonal skills, computer skills, ability to communicate, both written and oral, leadership, and organizational skills.
