Learn more about how we build homes built on relationships by visiting .JOB SUMMARY: In partnership with the Division President or VP Land Acquisition, the Director of Land Acquisition is responsible for the daily operations of the Land Acquisition Department and activities geared toward profitability and efficiency. This role implements department policy and facilitates the creation of action plans to achieve specific results. Responsible for the following acquisition processes: land analysis, negotiations, relationship management, purchase agreements, and land packages. For smaller divisions, this role will manage employee staffing, development and retention. ESSENTIAL DUTIES AND RESPONSIBILITIES: Land StrategyUnder the direction of division leadership will:Implement land policy for the department and design action plans to achieve desired resultsEstablish Land Acquisition goals that support the business planIdentify improvement areas. Will recommend process improvements, and implement final solutionsLand SearchContinually search for current and future land purchase deals using a variety of methods, including digitized softwareGrow land pipeline necessary to meet the division business plan goalsEstablish strong relationships with external sellers (banks, brokers, builders, owners)Land AcquisitionOversee proforma financial analysis, negotiations, and purchase agreementsDirect the information gathering and data collection for Land Committee ReviewManagementOversee acquisition roles and manage employeesCreate a positive, motivating, and challenging work environment to promote productivityBuild strong relationships with internal departments such as: Sales, Marketing, Construction, Studio, and FinanceConduct interviews and makes hiring decisionsEvaluate employee performance, provide continual feedback, ensure completion of training Recommend and participate in development plans and corrective actions when needed EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education/Certifications/Licenses Bachelor''s Degree in Business is required (Finance/Economics, Engineering, Real Estate, Planning, Government Relations or related field) Masters Degree preferredExperience 7+ years of proven land acquisition transaction experience 4+ years of proven management experience of small to medium-sized teamsDemonstrated leader within homebuilding industry or related industry Knowledge, Skills & Abilities Understands market and industry trendsAbility to connect with people, and develop and maintain professional relationshipsAction oriented, with the drive to push sales to successful closureProven ability of being customer centric by seeking solutions from the customer''s perspectiveDemonstrated leadership capabilities including motivating teams, employee development, and being results orientedStrong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasivelyProven ability to lead and execute effective training sessions or conduct strong oral presentationsStrong ability to work within a team-setting, inclusive of other''s ideas, and a willingness to cooperateMakes quick and accurate decisions based heavily on facts, data and/or metricsProficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.
