POSITION: Construction Project Manager - Capital Projects STATUS: Full-Time Exempt LOCAL CANDIDATES PREFERRED. NOT A REMOTE POSITION JOB SUMMARY Working within the Capital Asset Management department,The Project Manager is a multifaceted role managing internal capital projects, remodel and construction activities, and major systems and equipment replacements. This is a highly interpersonal position, working regularly with building directors and maintenance staff, vendors, inspectors, contractors and builders. The Project Manager will coordinate with stakeholders across all aspects of the project, interpreting the needs, expectations, and requirements, bringing them together to deliver successful project outcomes. The Project Manager leads all aspects of capital projects including discovery, scoping, estimating, bidding, contractor selection, responding to RFI''s and on-site management of construction activities. The Project Manager will identify contractors, vendors and product sources, will maintain project files and will be involved with the capital planning process. This role serves to support 30+ communities in various roles including acting as a resource for capital activities, providing training as it relates to capital projects and assisting with recruitment and onboarding for maintenance personnel in collaboration with communities. ESSENTIAL JOB FUNCTIONS A. Responsible for successful discovery, scoping, specifying, estimating, bidding, negotiations, implementation, management and close out of various capital and construction projects B. Inspect for quality performance of various capital, remodel and construction projects throughout communities C. Oversight of day-to-day construction activities including coordinating work, subcontractors, materials management, etc. D. Manage performance of architects, consultants, contractors, engineers, and other project specialists E. Ensure project delivery adheres to approved design, budget and schedule F. Serve as primary point of contact with building inspectors, subcontractors, suppliers and staff for various projects G. Manage the permitting process H. Work in compliance with OSHPD requirements and manage the OSHPD regulatory process at care center locations I. Report on project deliverables throughout project J. Prepare scopes of work and/or develop RFP''s K. Work with decision makers to determine prioritization of projects L. Develop and report to management on project deliverables throughout project M. Identify and manage punch list items and corrections and coordinate project closeout including obtaining warranty information N. Monitor and process project invoices for payment O. Participate in building inspections P. Participate in and lead various stakeholder group meetings to determine project goals, scopes, functional requirement and desired outcomes Q. Assist communities with planned and unplanned capital projects and various administrative activities including follow up, schedule tracking, product research, maintaining project files and vendor sourcing/vetting R. Fully utilize the project and task management system and defined department processes S. Other related duties as assigned T. Fully comply with all provisions in the Corporate Compliance Policy and Health Insurance Portability and Accountability Act (HIPAA). Agrees to promote compliance among subordinates POSITION REQUIREMENTS Education, Training and Experience: * Certified construction manager and/or bachelor''s degree in architecture, engineering or construction management or equivalent experience * Minimum of 5+ years of experience managing commercial or multifamily construction, MEP and/or engineering projects * Knowledge of multi-family, healthcare and/or affordable housing design and constructionWe are an equal opportunity employer and make hiring decisions based on merit.
