Project Manager Position Office and Retail Tenant Fit-Up Baltimore based position, 70-80% virtual work KGO is an independent professional services firm that has been a leader in the commercial real estate management field for over a decade. Minimum 7 years'' experience in Construction Management/Project Management for tenant improvements in office and retail space Strong design management background Proven experience coordinating with architects and prospective tenants to get test fits done quickly Proven ability to work with general contractor to get rough order of magnitude pricing from test fit drawings quickly Proven ability with tenant, landlord and broker coordination and communications 4-year degree and/or project management certification Construction management skills: Ability to read architectural and engineering drawings Ability to create project budgets and schedules; manage and track TI disbursements Ability to forecast and track construction costs through the life of the project and provided variance reports as needed. Project management skills: Ability to speak the language of Project Management (GC, MEP, RFQ, RFP, RFI, LOI, COI, LEED, VE, TI) Ability to produce reports, evaluation comparisons, summaries, meeting minutes Ability to read, comment and advise landlord on lease document elements involving construction, AEC contracts, agreements, proposals, etc. Ability to work with brokers, landlords, architects, engineers, GCs and vendors. And assure architect or tenant is managing other consultants and vendors (i.e., A/V, low voltage cabling, signage, security, telephones, movers, LEED, furniture, etc.) Ability to handle bidding for GC''s and architects.
