ResponsibilitiesNational homebuilder with a superb reputation as a leader and innovator in the industry is seeking a Land Acquisition Manager in the Austin, TX area. In this position you will be responsible for finished lot and raw land acquisition for development. Responsibilities include feasibility and market analysis, proforma and site analysis, preliminary site design, project entitlement and permitting, development cost estimates and development management for the Austin Division. Some Duties and Responsibilities include: Stay abreast of market demographics, market sales data, and other available market information in order to identify area sub-markets that will sustain growth and provide opportunity for future home sales Conduct detailed land/lot searches in sub-markets, consistent with the findings of market research Monthly summary of all builder sales information (MarketGraphics and MetroStudy) Maintain an ongoing 5-year strategic forecast for lot and land acquisitions Network with developers, brokers, engineers, planners, review authorities and landowners to search for land/lot opportunities Search for, identify, analyze, negotiate and acquire sufficient land and lot opportunities to meet budget goals and for future growth Complete due diligence and perform feasibility studies and cost analyses of potential projects Prepare all Land/Lot submittal packets for approval to executive management Meet with landowner(s)/developers and negotiate favorable purchase terms that satisfy the financial requirements of a successful development Prepare a detailed project financial pro forma. Monitor all zoning, engineering, permitting, and miscellaneous approval costs to assure that they fall within budgeted amounts Professionally represent the company before zoning boards, planning commissions, town meetings, inspection agencies, and engineering consultants and assume responsibility for obtaining all necessary project approvals Prepare Homeowners Association documents Oversee the competitive bidding of all phases to be developed Manage all development schedules and ensure projects are delivered on time Requirements: Strong networking and communication skills Strong math and computer skills, proficient in MS Excel. Proven negotiation success and problem solving skills High results orientation; good personal and professional judgment Very high sense of urgency and the ability to successfully multi-task Understanding of land acquisition contract language preferred Bachelor''s Degree from accredited College/University; in related field ideal Residential or Commercial Real Estate land development or acquisition experience Legal experience or other strong real estate background will also be considered Familiarity with the Austin, TX market a plus Finance and/or accounting background helpful Drees offers a competitive pay and benefits package including profit sharing & 401(k) plans.
