Location: Albany, NY Category: Administrative & Staff Posted On: Thu Jul 7 2022 Job Description: Works under the supervision of a Custodial Supervisor in overseeing the floor maintenance and cleaning efforts of other Floor Technicians assigned to the shift. Serves as the primary contact for service requests in the absence of the Supervisor. The Lead Floor Technician, under general direction, performs all tasks found in the Floor Technician job description, as well as the Custodian job description, as needed. Additionally, is responsible for working side-by-side with staff to ensure job completion and satisfaction.DUTIES:Leads the daily shift work by assigning employees to specific tasks, as identified by the supervisor, for completion during the shift.Serves as ''first responder'' to radio/phone communications identifying emergencies, unplanned requests for assistance, etc.Leads the project work that occurs on the shift by gathering the necessary resources and issuing work assignments.Meets shift production goals assigned by management and ensures that assigned work is completed.Coordinates custodial service response by re-assigning employees during a work period to meet changing priorities.Issues supplies and equipment to staff as needed; maintains appropriate records.Assists the Custodial Supervisor in assigning duties/work schedules to ensure timely and effective completion of custodial municates with Custodial Supervisor on issues of staff attendance and performance.Motivates staff, using positive interpersonal methods, toward completion of assignments.Scrubs, strips, waxes, and polishes floors using heavy powered scrubber and buffers, and related floor maintenance machines as appropriate to the assignment.Vacuums and shampoos rugs periodically using heavy vacuum cleaner and rug shampooing machines.Adjusts, cleans, and oils cleaners and scrubbers.Changes brushes, pads, rollers, buffers, and other attachments.Maintains equipment in clean and usable condition. Makes minor repairs to equipment when necessary. Notifies supervisor of equipment in need of repair.Monitors par level supply inventory (including ice melt) and initiates orders for additional supplies in assigned buildings.Using shovel or broom removes snowfall and applies ice melt, as directed in the ''Snow and Ice Control Plan for The College of Saint Rose''.Reports all hazardous conditions to the appropriate supervisor.Attends all training regarding the proper use and handling of chemicals and must follow defined procedures.Moves heavy furniture, supplies, and miscellaneous equipment as directedMonitors assigned work spaces and report any maintenance issues to management; such as, but not limited to, clogged toilets, leaking faucets, light bulbs/fixtures needing replacement, etc.At times, performs responsibilities contained in the Custodian job description, consistent with training and experienceJob Requirements:At least 2 year''s experience in housekeeping/janitorial services, preferably in a commercial setting.A thorough knowledge of custodial services methods, materials, tools, equipment and techniquesDemonstrated expertise operating floor equipment such as extractors, Kaivac, side-by-sides, strippers, power scrubbers and buffers, and rug shampooers. Demonstrated expertise in a specific area such as floorwork, green initiatives, and other custodial maintenance techniques. Ability to plan, coordinate, analyze, execute and document custodial services functions with a sense of the long term goals of the department.Good interpersonal communication skills to interact with varying levels of college staff, faculty, students, vendors and service personnel, and the general public.Ability to express ideas effectively and concisely both verbally and in writing.Ability to read labels on cleaning chemical containers.Ability to follow written and oral instructions.Ability to write.Ability to bend, push and frequently lift or carry objects up to 20 lbs.Ability to climb stairs, ladders, lifts, etc as well as stand, reach and walk extensively across multiple areas of campus.Additional Information:FULL YEAR POSITIONFULL TIME Work Schedule: Monday-FridayWork Hours: 3rd shift: 10:00pm-6:30amSTARTING HIRE RATE: $14.75/hour + $0.75/hour shift differentialEmployees in this position are considered ''essential personnel'', which requires them to report for duty during weather/other emergencies that may result in College closings or delays.
