RESIDENTIAL REAL ESTATE ACQUISITIONS AGENTVineBrook Homes is an internally managed real estate investment company, focused on acquiring, renovating, leasing and operating single-family homes as rental properties. An early investor and developer of the Single-Family Rental home (SFR) asset class, we commenced operations in late 2007. Our proven, yield-focused investment strategy targets a unique opportunity building a portfolio of workforce SFR assets in key secondary and tertiary markets. Our growing SFR REIT portfolio is currently comprised of approximately 22,000+ homes. VineBrook Homes is undergoing a major expansion of its strategy, expecting to drive toward 25,000+ homes.Position Summary/Objective VineBrook Homes has an exciting opportunity for a full-time Acquisitions Agent to join our team. We seek the most talented professionals to help foster a culture of creativity and growth.This opportunity provides the Acquisitions Agent a leading role in assisting all aspects of residential property investment and the acquisitions process, with a focus on the sourcing, underwriting, negotiating, and closing of residential real estate. The selected candidate will have a significant professional network, be immersed in the local market and all aspects of residential real estate investment, specifically in the Single-Family Rental Home (SFRH) sector. Ideal candidates possess an entrepreneurial spirit with in-depth knowledge of the local residential real estate investor market and have significant transactional experience. Additional strengths include the ability and/or experience underwriting and modeling of individual and portfolios of properties, market intelligence and analysis and transaction execution. We seek candidates who embrace and ignite change that drives growth and program improvement.Essential Duties and Responsibilities (use numbers only)- Sourcing, underwriting and assisting in acquiring single-family rental homes in the individual''s local market, both utilizing established networks and connections, as well as seeking out new ones.- Leverage existing contacts for off-market sales and portfolios, while also connecting with and managing new relationships with agents, property owners, investors, flippers, etc.- Complete due-diligence and participate in the deployment of capital via acquisition of SFRH assets identified, while adhering to investment guidelines and underwriting standards.- Identify process and policy improvement opportunities, share best practices with peers, and proactively communicate cross-functionally to drive organization performance.- Analyze and underwrite properties and portfolios diligently, using Salesforce and Excel.- Prepare and present documents such as purchase agreements, closing statements and leases.- Assist in scheduling and evaluating property rehab budgets with the help of in-market estimators.- Perform tasks outside of normal course of business when required, such as meeting estimators at subject properties.- Partake in time-sensitive, ad-hoc projects and other duties as assigned.Minimum Qualifications (Knowledge, SKILLS, and ABILITIES) (use numbers only)- Bachelor''s degree with focus in Finance, Real Estate or Business Management. Advanced degrees or certifications are a plus, but not required (MBA, JD, CFA or CAIA). - 2+ years of relevant experience as a real estate broker or agent preferred, but those who possess prior experience in sales or as an analyst in an investment, finance, private equity, or real estate related role may also be considered. Prior experience working with single-family rental homes for large or institutional investor preferred, but not required.- Real Estate broker or salesperson''s license required.- Ability to source and identify potential acquisition targets from both the MLS and off-market channels.- Ability to underwrite properties to company investment targets, using Salesforce and Excel.- Understanding of advanced principles of residential valuation, including the use of sales and rental comparables.- Ability to organize and manage an acquisitions pipeline using Salesforce.- Proficient with all Microsoft Office applications including Word and PowerPoint; familiarity with Salesforce a plus.- Highly developed verbal and written-communication skills, with strong judgement and decision-making abilities.- Detail-oriented, with solid organizational skills and the ability to multi-task in a fast-paced environment.- Outstanding interpersonal skills; team oriented.- Strong negotiation and communication skills.- Sound knowledge of local property and real estate landscape.- Possess a valid driver''s license.- A Change Agent: recognizes opportunities, provides solutions, and enables implementation.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
