We would love to talk to you about your next career move!We value U.S. military experience and invite all qualified military candidates to apply.The Assistant Project Manager supports the Project Manager, Director, VP and President of Design and construction with day to day project specific tasks related significant capital improvement/renovation projects throughout the Companys client portfolio. This position facilitates functional programming, facilities design and construction of capital projects utilizing skills to achieve successful project outcomes. Accountable for specific coordination/supervision tasks to help the team build, renovate or modernize existing facilities.This position supports the entire PDS team and internal stakeholders (HEI) on projects with daily interaction with the external project team of architects, engineers, consultants, contractors, vendors and other professionals through the process of planning, design and renovations of specific hotel projects. Specific duties will include, but not limited to: Assist with due diligence efforts for new deals/acquisitions (new construction or existing assets). May include team formation, organizing due diligence budget, field assessments, synthesizing available information and preparing recommendation.Assist in development of project specific scope and budget source documents for basis of acquisitions, brand negotiations and launch of project execution.Assist with estimation of costs using direct experience, comparable projects and outside resources.Assist with the management of the procurement of design, construction and consultants services for assigned projects; Assist in the review of architectural and engineering construction drawings and bid documents; Draft, review, communicate and enforce contractual documents for design and construction professionals; Serve as additional liaison between hotel operations and design and construction professionals; Monitor the project budget and schedule including updating and maintaining web based project controls.Assist in the analysis of budgets and schedules and their effect on the financial objectives of the project.Review contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules and workmanship standards.Assist with the issuance of contracts, purchase orders and approve and process scheduled progress draw packages for payment.Assist with the project close out process to a successful completion.Observe and report on construction process and construction related issues.Prepare documentation for analysis and review of specific issues.Document project meetings.Develop and complete project specific tasks as required to meet or exceed the expectations of the client and fulfill our contractual obligations.Proactively assist senior management in project proposals and subsequent interviews.Promote the highest level of professionalism and ethics. Education and Experience1-2 years design and construction experienceBA/BS in Architecture, Interior Design, Engineering, Project or Construction Management or related field in hotel/lodging industry preferredExperience working in both internal and external project management team resourcesKnowledge, Skills and AbilitiesProject accounting skills and management experience, utilizing an industry recognized software is a plusSelf-starter who has the ability to work in a team environmentMust be able to manage multiple projects while meeting client expectations and timelinesAbility to work effectively under time constraints and deadlines. Ability to work independentlyEffective verbal and written communication skills.
