Job Summary Under the direction and supervision of the Director of Design & Construction BCH-O, the Project Manager (PM) will be accountable to the Benioff Children''s Hospital Oakland to provide projects that are on schedule, within budget, high quality, cost-effective, and appropriate to the client''s needs. There are 2 open positions for Project Managers. The PM organizes, plans, and controls the design and construction effort. This may involve recommending professional design staff; coordinating the activities of clients, design professionals (architects, engineers, etc.), contractors, inspectors, and others associated with the project; monitoring project progress, cost, and quality; resolving problems that arise in the project; working with state agency officials to ensure compliance and safety. The PM has first-line responsibility to communicate effectively with project stakeholders regarding program, budget, schedule, and construction impact. PM provides support to the annual Capital Budget development process.The PM is accountable for delivering capital construction projects on schedule and within the project budget. Simultaneously manage multiple projects of various sizes in a challenging environment. Lead the project team through all the phases of the project, from A/E selection, conceptual design, Design Development, CD''s, permitting, bid, construction occupancy, and warranty. Coordinate all project activities with the operations of the Medical Center and Campus stakeholders.The PM leads the developmental stage of capital projects to assure that project scope, schedule and phasing are adequately defined. Use BCH-O project benchmarks and/or work with the design professionals to create the preliminary project budget and schedule. The PM defines working criteria for a proposed project, determining the hazardous materials, infection control, phasing of work, and fire and life safety requirements that are necessary. Estimate the design review efforts for a project to assure that the quality of the construction documents is sufficient to minimize the risk of cost overruns during construction.The PM coordinates the efforts of the Inspector of Record, state agencies (e.g., OSHPD), the contractor and University representatives to ensure code compliance and quality of work, and a constructive relationship with the regulators. Prepare and verify that all required documentation is completed prior to occupancy or authorized approval of a project.With the support of the BCH-O relocation, furniture, equipment, and IT coordinators, and in cooperation with other support units, assure that all aspects of the project are addressed in a timely manner. Department Description The organization of UCSF Real Estate (UCSFRE) is focused on the development, planning, delivery, and management of physical space for UCSF. Key responsibilities include a unified approach to oversee the active UCSF growth planned on a multi-site campus and to manage the complex metropolitan environments affecting capital assets and projects and efforts to align municipal challenges with maximum effectiveness in support of the UCSF mission.UCSF Real Estate includes approximately 154 UCSF and contract personnel; operating/recharge budgets of more than $60M per year; current year capital project expenditures of $208M; and oversight and responsibility for a $9.7B long-range capital development plan.The UCSF Health division of UCSFRE is focused on healthcare-related facilities. This position as part of UCSF Health, will support the Children''s Hospital & Research Center at Oakland dba UCSF Benioff Children''s Hospital Oakland (BCH Oakland) and be part of the Design & Construction - Oakland department. Design and Construction - Oakland includes approximately 5 UCSF and 15 contract personnel; current annual capital project expenditures of $90M; and oversight and responsibility for a $1B 10-year capital development planThe department serves to provide the following services, which includes: Building Permit Services: responsible for issuing, maintaining, and tracking permits for all construction, alterations, additions, repairs, and demolitions, along with inspecting all building projects to assure compliance with the UC & California Building Standards Code.Business Intelligence: provides integrated technology products and services in support of the UCSF Real Estate mission including Space Analytics, Geographic Information Systems (GIS), Project Management Information Systems (PMIS), and document management.Campus Planning: responsible for all UCSF Campus and Medical Center Physical Planning, Space and Capital Planning. Provides professional planning services that guide the physical development of the campus and assists in strategic development and improvements of buildings and space to support UCSF''s mission of research, teaching, health care, and public service. The department maintains the Long-Range Development Plan (LRDP) for UCSF campus sites, develops land use plans, site, and new facility evaluation, and conducts environmental analysis to comply with the California Environmental Quality Act (CEQA). Assess campus space needs and requirements, and annually updates the campus Capital Improvement Program that draws upon state, non-state, and campus discretionary resources to fund capital projects.Design & Construction manages the execution of the UCSF capital plan and provides project management services to those embarking on capital construction and real estate renovation projects for UCSF projects. Planners, designers, administrators, contractors, inspectors, and others work together to meet the needs of UCSF clients. Finance, Administrative and Operations Services: provides financial, HR and administrative management and support services for all UCSF Real Estate functionsReal Estate Services: overseas UCSF''s real estate portfolio and structures and negotiates commercial real estate transactions for Campus and Medical Center real estate. This includes acquisition, disposition, development and provides asset management services for over one million square feet of leased office, laboratory, medical, clinic, and residential space. Required Qualifications Bachelor''s degree in Architecture, Engineering, Construction Management related area and / or equivalent experience/training5 - 7 years'' experience in managing construction or renovation projects, preferably in a hospital, research laboratory or clinical environment.Advanced knowledge of building and construction, design, construction contract administration and California Building Codes, including advanced understanding of industry practices, or deep expertise in a highly specialized and critical discipline.Advanced project management skills to effectively manage highly complex projects, or highly specialized and critical project components.Advanced knowledge of the organization, including its infrastructure, rules, regulations, policies and short and long-range strategic building plans.Advanced analytical, organizational, and problem recognition/avoidance / resolution skills.Advanced written, verbal, and interpersonal communication skills, including highly effective negotiation skills and highly developed political acumen.Advanced ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget.Demonstrated ability to simultaneously manage a large number of projects of varying size, type, and complexityExperience and ability to effectively lead / supervise staff/Project Team Preferred Qualifications N/A About UCSF At UCSF Health, our mission of innovative patient care, advanced technology and pioneering research is redefining what''s possible for the patients we serve - a promise we share with the professionals who make up our team.
