The ideal candidate is professional, innovation-minded, works well in teams, and has local track record of successfully delivering high-quality projects on-time, within budget and to satisfied customers. This position will manage due diligence, entitlements including federal, state and municipal approvals & permitting, design and construction of industrial / logistics facilities (both speculative and build-to-suit) and tenant improvements. Here''s how to do that: Lead a team of consultants and contractors to develop projects meeting the regional capital deployment goals and objectives.Plan internal and external resources as required to coordinate and monitor every facet of the development process in projects that are assigned, including:Partner with the Investment Officer in evaluating land and building acquisitions and dispositionsHire and manage design professionals and consultantsSchedule, budget and plan developmentLead project municipal approvals process from acquisition through project permittingProvide conceptual and pre-construction estimating for all aspects of developmentManage procurement of project permits and approvalsRegulate on-site inspections of progress, safety & qualityLead role in project closeoutEffectively communicate prudent information regarding project status to the Investment and Market Officers.Develop, tender and manage bid packages for projects up to $200 MM in development costReview, understand and provide input on the regional Prologis specifications.Manage any legal issues to ensure that the proper agreements are executed for each company performing services or construction on each development.Respond to build-to-suit or leasing RFP''s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company''s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction.Monitor trends in the local construction market including pricing of materials and labor.Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis'' developments without compromising functionality or life cycle terface and develop working relationships with various public agenciesTell us if you''re ready. Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is desired.Minimum of 10 years'' experience with 7 years'' experience in a similar role.Extensive experience in industrial development, land use approvals, and construction.Project management experience with an owner''s representative, general contractor or consulting firm. Self-motivated and ability to multi-task and prioritize with minimal directionComputer proficiency: Bluebeam, MS Project, Google Earth, ACAD viewer (in addition to the Microsoft Office suite)Excellent written and verbal communication skillsAbility to travel up to 10% of the time.All full-time roles in the US come with a robust benefits package which includes healthcare, dental, and vision insurance for employees and eligible dependents.
