Job DescriptionAIR Communities is hiring a Senior Director of Construction in the D.C. area! The Senior Director of Construction directs and coordinates the construction project management activities associated with the Capital improvement of the company''s apartment communities.Essential Functions:Acts as Owners Construction Project Manager on Redevelopment and Capital Improvement projects •Develops scopes of work, prepares budgets, solicits bids and proposals from qualified contractorsManages all construction activities following project approvals and coordinates work with Property Management Team to include phasing, staging and site logisticsDirects assigned construction activities, reviews and approves payment applicationsDirects and coordinates permitting requirementsInspects and signs off on the workEnsures compliance with company policies and procedures •Ensures that properties under redevelopment are kept clean and orderly with minimal disruption to the residentsMaintains budget and schedule compliance throughout the projectReviews and analyses the bids and awards contractsEnsures budget and schedule compliance on all workCoordinates work activities with property Staff so as to minimize disruption to the residentsManages the repair work associated with casualty events, fire/storm damage etcConducts periodic surveys of the properties to identify needs and prepares project estimates and budgets for the needsEnsures that the departments programs support the organization''s strategic objectives.Leads and directs the work of others. A wide degree of creativity and latitude is pletes various standardized monthly reports and updates standard company reports Directs and coordinates activities of designers and consultants as necessaryPerforms final inspections and prepares punch lists, closed out the projectMaintain electronic and hard copy project filesOther duties as assigned by the Vice President of Construction ServicesQualificationsAs an AIR Senior Director of Construction, you must have:Undergraduate degree in architecture, engineering, construction management, or business strongly preferred.Five years or more of experience in building construction and/or real estate development. Experience with multi-family properties preferred.Multi-family property experience preferred.Strong working knowledge of building design, development, construction, and project management processes and procedures, including design/build contracting.Strong working knowledge of management procedures, budgeting, training, and program implementation.Additional InformationAIR offers attractive total compensation packages designed to recognize and reward performance at the individual, team and company levels.
