Are you an entrepreneurial self-starter? Do you have experience developing and executing business plans by leading and managing teams? Gilbane Development Company is seeking an experienced Regional Director to serve as the local development partner for Gilbane in the Northeast region.Based in New York City and overseeing an established team, the Regional Director is the representative of the Company responsible for contacting, meeting, and establishing new business relationships and opportunities for the purpose of identifying and structuring affordable, multi-family transactions. The position will involve establishing and maintaining the growth of NY regional office development pipeline, closing and leasing up the existing deals in the pipeline, providing guidance and leadership to the team, and serving as project lead for 1-2 projects per year.Provide decisive leadership overseeing full development process while emphasizing collaboration amongst the development team and project managersDevelop and implement business plan and annual budget, including forethought on staffing needs/projectionsDevelop new business opportunities, cultivate relationships with key constituents while representing Gilbane Development Company with full integrityProvide knowledge and guidance to design team during planning to foster a high-quality project which can be delivered efficientlyMaintain knowledge of the targeted residential markets in order to Identify development opportunities and position propertiesIdentify and underwrite development opportunities in target markets in Northeast regionSite selection, design, financing and value creationOversee development and implementation marketing plan with property management Manage projects/teams to ensure on time and on budget completion.Travel is requiredLeadershipDefine and implement a regional strategic plan that is integrated into the corporate Strategic Plan.Set clear goals that are specific, measurable, attainable, results-oriented and time-bound.Ensure team leaders are action-oriented and prioritize strategic approach in selection of project partners and defining clear team member roles. Delegate and establish clear swim lanes.Ensure senior staff balances their time effectively across multiple projects. Guide them to work together toward regional goals establishing priorities and delegating effectively so the team focuses on strategic objectives.Encourage listening and communicating consistently to all team members.Develop leadership traits; aware of time management issues and key staff is prioritizing their time on higher value-add activities in order to scaleSet a high bar for people and let them know you believe in their ability to anizationalConduct monthly strategic and long-range planning meetings. Align with regional plan. Conduct weekly staff meetings, ensure administrative matters (i.e. monthly reports) completed on time.Follow established processes for identifying, vetting, and underwriting opportunities, offering recommendations for continued improvement along the wayPrepare executive and investment committee reports: ensure they give a clear and comprehensive picture of the opportunity.Clearly define roles and responsibilities for who handles what in the Northeast officeConduct project Red Team review sessions with review of development and property management issues.Implement property management, reporting and leasing reporting including regular and preventative maintenance systems.Coach team to active decisively after gathering the necessary data to make decision.Provide input into overall company asset and property management platform(s)EXPERIENCE/EDUCATIONBachelors degree/Masters degree, preferred, in real estate development related field (i.e. engineering, architecture, construction, finance, law, economics).10+ years experience in affordable housing multi-family real estate developmentExperience with a national company in a specific or multiple regionsEstablished record of success as a project leader, having completed at least six substantial development projects ranging from $50 - $100 million in value, including significant experience with affordable multi-family housing.Experience with both 4% and 9% LIHTC transactions.Experience with both new construction, acquisition/rehab projects, and large mixed-use projects with significant affordable housing components desiredDemonstrated experience at the management levelproven managerial skills, ability to mentor and develop staff and foster teamwork and collaborative problem solvingKNOWLEDGE, SKILLS & ABILITIESExcellent business development skills and experience in marketing, generating business and maintaining credibility in the communityCollaborative approach and respectful relationship style with members of the neighborhoods within which we work as well as colleagues, consultants and third party trade partnersSelf-starter with ability to manage 2-3 overlapping active projects efficiently in fast paced environmentAttention to details and ability to execute at a high levelGilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
