Overview The Institute for Defense Analyses (IDA) has an immediate career opening for a Building Maintenance Technician II. This opening is located at IDA''s Center for Computing Sciences in Bowie, Maryland (CCS). Under general supervision the incumbent oversees and participates in the cleaning and maintenance of the interior work areas and exterior grounds and parking lot areas of the Center for Computing Sciences (CCS) facility. Responsibilities include establishing procedures and work methods for the cleaning and maintenance function, providing specific instructions and oversight to lower level employees and contract employees regarding routine and repetitive tasks. Establishes the initial work program with selected outside janitorial contractor to assure contract specifications are well defined. Monitors the work of contractual employees, performs quality assurance and control inspections of the facility on a regular basis to insure conformance to contract specifications. Provides direct liaison between contractor, management and the facility users. IDAjobs Responsibilities 1. Evaluates facility cleaning and maintenance needs, prepares cleaning schedule. Trains and directs custodial staff (both internal and external), assigns tasks, oversees work. Ensures all custodial duties are performed in a timely and efficient manner to assure maximum productivity within security guidelines. 2. When required performs general custodial tasks including cleaning, vacuuming and dusting, sweeping and mopping and collecting trash. Also may provide minor maintenance services such as lifting and moving furniture and materials, hanging room signs and pictures, touching up paint, installing small fixtures, and performing minor equipment repair. 3. Establishes initial work program with selected outside janitorial contractor to assure contract specifications are well defined. Assures contract compliance through interpretation and implementation of all specifications and clauses for custodial, pest control, grounds maintenance and trash service. Performs quality assurance and control inspections of the facility on a regular basis to insure conformance to contract specifications. Provides coordination with management on all service requirements. 4. Prepares purchase orders for approval, orders and maintains an inventory of custodial supplies, materials, and equipment. For custodial contract service, monitors and approves materials, supplies, and equipment provided and used, and requests changes as necessary. 5. Keeps abreast of new custodial programs and techniques, new products and equipment, and requirements in the use of hazardous substances. Monitors and complies with OSHA (Occupational Safety and Health Administration) and MOSH (Maryland Occupational Safety and Health) Administration requirements. 6. Performs other duties as assigned. Qualifications * High School diploma or equivalent and five years experience including experience dealing with contractual or in-house cleaning staff. * Ability to lift 50 pounds. * Ability to develop equipment orders and track inventory. * Ability to monitor and implement contractual requirements. * Successful completion of criminal background check is required. * Ability to obtain and maintain TS/SCI clearance with successful polygraph; Active TS/SCI clearance with poly preferred (or within two years).
