Job Type Full-timeDescriptionDepartment: Property ManagementReports To: Property Manager / Senior Property ManagerFLSA Status: ExemptOVERALL PURPOSE OF POSITIONProvides the support of the Property Manager/Senior Property Manager and/or General Manager by assisting in the management of the day-to-day operations of the property and helps to maintain good tenant relations. ESSENTIAL DUTIES & RESPONSIBILITIES Communicates with tenants concerning building operationsCoordinates tenant movesConducts property inspectionsInteracts with the clients, customers, and maintenance teams to meet the demands/needs within given parametersCoordinates repair and maintenance workAssumes responsibilities in absence of Property Assistant or Property ManagerPrepares incident reportsCoordinates tenant receivable collectionsHelps in maintaining tenant and vendor filesAssists in the planning and coordination of tenant functionsSupervises on-site building staff which includes Lobby Receptionists, Administrative Assistants, Porters, Security Guards, and Loading Dock AttendantsAssists Property Manager/General Manager with preparation and administration of budgets and financial reports for Corporate and building owners and their representativesAssists in monitoring and coordinating building and/or tenant construction projectsMonitors and manages outside contracts (i.e. security, janitorial services, etc.)Assists with supervising property assistants; responsibilities include assisting with the interview process, training employees, and assisting Property Management staff with the performance review processESSENTIAL KNOWLEDGE & SKILLSAbility to read, and interpret documents such as leases, contracts, safety rules, operating and maintenance instructions, and procedure manuals; ability to write routine reports and correspondence; ability to speak effectively before groups of customers or employees of an organization Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages; ability to apply concepts of basic algebraAbility to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists; uses creativity and problem solving to resolve issues with the possibility of unforeseen variables; ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule formFinancial skills including preparation of monthly accruals, variances for monthly reports, and preparation and administration of annual property budgetsComputer skills (including Microsoft Word, Microsoft Excel, and electronic e-mail) Property management related applications including; Nexus, Electronic Tenant Solutions, Realogic Budget, JD Edwards, and similar systemsAbility to work with others as a team member to accomplish projectsAbility to provide a high level of customer service and recognize and respond to the needs and be sensitive to the feelings and concerns of customers and employees; anticipating the needs of customers, as well as employeesAbility to work within set standards and procedures, be able to receive guidance, supervision, follow work rules, safety and security practices, and meet deadlinesRequirementsEDUCATION & EXPERIENCEBachelor''s degree from accredited four-year college or university, preferably in Business, Accounting, or related field2-3 years property management experienceCertified Property Manager Certificate preferred RPA Certificate preferred Current Real Estate License preferred Carr Properties is an Affirmative Action/Equal Opportunity Employer.
