Construction ManagerJob ID77846Posted21-Jul-2022Service lineGWS SegmentRole typeFull-timeAreas of InterestConstruction, Project ManagementLocation(s)Remote - US - Remote - US - United States of America*JOB SUMMARY*Responsible for the overall management of all construction and construction related activities of a project from the inception of a project through the final close-out of a project.*ESSENTIAL DUTIES AND RESPONSIBILITIES*Responsible for field execution of construction activities on both large and smallprojects. Management of all design professionals,contractorsand specialty consultants.Manages all facets of project management (budget, schedule, design, permitting, construction, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.Demonstrates capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limitedto:agreements/contracts, leases, work letters, project charters, surveys and terfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.Implement project documentation governance aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives,budgetand schedule.Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule,qualityand risk.Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.Responsible for preparation of project budgets and preliminary development timeline.Maintains all construction-related project information in asset management system (ELITE) including project size, project costs, and key dates accurately and timely. Ensures that any subsequent changes are reflected there on a timely basis.Assists in conducting due diligence on prospective land or building acquisitions.Other duties may be assigned.*SUPERVISORY RESPONSIBILITIES*No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. Will lead project teams and/or plan and supervise assignments oflower levelemployees.*QUALIFICATIONS*To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.*EDUCATION and EXPERIENCE*Bachelor''s degree in Architecture, Engineering, Construction Management, business or equivalent from appropriate 4-year college program.Typicallyat least 3 years commercial construction management experience. Knowledge and understanding of construction practices/techniques, contract laws, project controls and building support systems or any similar combination of education and experience. LEED accreditation with current educational requirements preferred. Ability to deliver projects on time and on budget.*CERTIFICATES and/or LICENSES*None*COMMUNICATION SKILLS*Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely,reliableand courteous service to customers. Ability to effectively present information and influence audiences and outcomes. Ability to effectively negotiate with contractors and municipal officials.*FINANCIAL KNOWLEDGE*Requiresknowledge of financial and real estate terms and principles.*REASONING ABILITY*Abilityto comprehend, analyze, and interpret complex documents, including construction plans, engineering drawings, and venture documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.Colorado Residents: CBRE carefully considers multiple factors to determine compensation, including a candidates education, training, and experience. The minimum salary for the Construction Project Manager position is $87800 annually and the maximum salary for the Construction Project Manager position is $146300 annually. The compensation that is offered to a successful candidate will depend on the candidates skills, qualifications, and experience.
