Job Description

Responsible for a broad spectrum of duties, covering all aspects of project management, including project planning, cost management, cost estimating, time/labor management, quality management, contract administration, and safety management. The Project Manager is responsible for ensuring that all aspects of project management are successfully completed. Manages overall project planning, scheduling, resource allocation, project specific estimating, submittal/RFI procurement, document control, constructability resolutions, aspects of project accounting, project specific purchasing and safety, while providing technical direction and ensuring compliance with quality standards. Oversees the construction project from start to finish.Develops project schedules and labor plans.Ensures optimum utilization of resources, including labor, materials and equipment, and their procurement at most cost-effective terms.Builds effective working relationships with project stakeholders and participants Manages project estimating including all project changes.Oversees Submittal/RFI Procurement.Ensures proper Document Controls both in the office and in the field.Works with the accounting office to ensure that all aspects of Project accounting functions are complete.Maintains and manages all project schedules Devises the project work plans and make revisions as and when need municates effectively with the field staff, construction managers, clients and sub-contractors.Monitors the progress of the construction activities on a regular basis and holds regular status meetings with our field staff.Maintains strict adherence to budgetary guidelines, quality and safety standards.Performs weekly inspections of construction sites.Manage all requisitions and payments including lien releases and project payroll and maintains best possible cash flow throughout the project, communicating issues proactivelyAttends all management meetings necessary to monitor the projectIdentifies and proposes solid solutions to constructability issues. Reports weekly on project status to the Division ManagerMaintains a complete understanding of the current status of the assigned project and organization, contributing to the growth and success of the business. Performs other related duties as required or directed.Bachelors Degree in Engineering, Architecture, Construction Management or equivalent.Subcontractor PM with 5+ years of experienceCan read/understand blue prints and drawings and perform take-offs / understands general carpentryHas billing and requestion review knowledge and experience.Forecast and production tracking experienceUnderstanding of the union marketHigh degree of self-perform/subcontractor knowledge preferred.Excellent business judgment demonstrated by consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standingExcellent organizational skills and attention to detail evidenced by a strong command of all applicable contract and legal provisionsAbility to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguityAbility to constantly multi-task and handle competing priorities between business needs, organizational issues, and sound customer relationsPossess judgment to know when to appropriately escalate issues up the chain of command A strong sense of urgency and initiative. Able to quickly study and react to complex issuesExcellent problem-solving skills and the ability to confidently and decisively take actionTeam leader with excellent diplomatic and communication skills, able to handle and resolve conflicts effectively in a firm but fair mannerProficiency with PC computers and software including Microsoft Office, Digital Takeoff programs, Bluebeam, Onscreen Takeoff, Autocad, Microsoft Project and Timberline desired.Ability to work in a fast-paced professional, team-oriented environment.Must possess Libertys Core Values: Passion, Integrity, Hard Work and Professionalism.Ability to travel to various job sites.General office working conditions with some exposure and time on the physical job site and/or in the construction trailer.
