JOB DESCRIPTION Our Facilities Services Directors are strong, dynamic team leaders with a passion for employee engagement and a strong focus on coaching performance that drives resident satisfaction and financial results. As a Facilities Services Director , you will lead a regional team of Regional Facilities Managers though implementing and executing various procedures, programs, policies and initiatives to ensure your region''s assets (machinery, buildings and ground, and servicing utilities) are optimally maintained in both appearance and function, along with being in compliance with all federal laws and regulations. In addition, you will also oversee the Scheduled Maintenance program and directly handle all Procurement RFP and Contracting for SM tasks. Your days will be full, fast-paced, and challenging. Under the direction of the Senior Vice President of Facilities Services, you will be responsible forall maintenance-related matters for properties within the assigned region. You will monitor a wide array of performance metrics, implement strategies to meet operational goals and maintain compliance and safety, analyze and respond to changing industry standards, and identify areas for improvement. You will lead maintenance initiatives throughout your portfolio, exemplifying Equity Residential''s brand each and every day by thinking like an owner and ensuring that your team members have the resources they need to be successful and to deliver on our resident commitments. WHAT YOU''LL DO Execute all policy and procedures relating to the planning, organization, control, and direction of regional and property maintenance functions and personnel. Coordinate performance of periodic inspections in order to establish maintenance priorities based on Quality Standards, life safety, and property enhancements. Review all community inspections performed by Regional Facilities Managers. Organize and administer all national initiatives and programs within your region and participate in the development of these programs when needed. Analyze the Critical needs of assets and insure the implementation and monitoring of projects as assigned on a monthly basis. Ensure compliance with the National Maintenance Administration Policies and Procedures Manual outlining property operation and maintenance programs. Perform periodic inspections to establish maintenance priorities based on quality standards, life safety, capital, and property enhancement. Guarantee compliance with and assist in all PROPS programs, while monitoring program compliance levels for the region, including activities like purchasing compliance, P-card, Products/Services compliance and other programs as deemed necessary. Assist Property Management in the evaluation, hiring, termination, and promotion of Service Managers. Monitor on-going performance of Service Managers. Support the Environmental Compliance department in completion of programs established on an as needed basis, along with ensuring compliance with O & M programs. Aid the Procurement group with the regional standardization and compliance with national purchasing initiatives and national/regional objectives and communication of same. Evaluate all training programs and coordinate training to achieve the highest return on investment from programs administered through the National Training department for Maintenance personnel, Help review and prepare the annual maintenance budget for both the properties and the Maintenance Services team operation with a high focus on fire protection and scheduled maintenance. Uphold state-of-the-art knowledge of new maintenance techniques and programs, along with maintaining a resource library for maintenance related issues and/or programs. Collaborate on acquisition due diligence as directed by the VP or SVP of Investments. REQUIREMENTS High school diploma or equivalent required; Bachelor''s degree preferred 10+ years physical asset management experience required with a t least 5 years experience as a Facilities Manager Experience operating real estate in the NYC market, and familiarity with DOB, FDNY and other standards as needed. Experience with the operation of central mechanical plants, such as HVAC systems, BMS systems, steam boilers, ect. Broad experience required in construction, capital improvements, mechanical/electrical equipment, and contract negotiations Strong organizational skills and computer knowledge including Excel, MRI, OPS Technology, and BMS systems. Ability to develop and monitor budget for assigned group''s activities, perform trend analysis on a property regional, and market level Excellent communication skills required encompassing verbal communication and the ability to present information to diverse groups clearly and effectively amongst all levels within the organization Proven ability to conduct due diligence to make challenging decisions with confidence Ability to multitask and effectively prioritize multiple deadlines and projects Valid driver''s license and good driving record along with auto insurance required PREFERRED EXPERIENCE Trade school and/or military training or industry designation (CAMT or CAMT II) EPA Certification (Type I & II or Universal) Effective use of MRI reporting to accurately capture data and evaluate community performance REWARDS We recognize everyone has different needs outside of work.
