DescriptionThe maintenance technician position is responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site''s business goals. Work requires occasional communication outside of the work group. Communication with external contacts is for providing or receiving factual information. Courtesy and tact are required in dealing with customers and employees. Performs routine and/or extensive preventative maintenance and repair procedures on BMS properties/buildings/facilities, mechanical equipment and utility systems. Manage all service requests in a timely manner, while communicating effectively with all internal and external customers to ensure superior customer service.Schedule/Hours:Mon-Fri 9:00am-5:00pmEssential functions: Ensure all facilities and building repairs are completed correctly and on schedule. Review work order priorities on a daily basis and ensure that they are serviced each day.Retrieve and complete assigned maintenance work orders in a timely manner and communicate work order status via a PDA device, and/or paper work. Perform troubleshooting and repairs of facilities systems, to include but not limited to, plumbing and electrical systems, drywall repairs and acoustical ceiling, door and hardware, painting, preventative maintenance and corrective HVAC maintenance and repairs to light commercial systems.Maintain all facilities, buildings, mechanical/electrical rooms, equipment, tools, material inventory, company vehicle and the maintenance workshop in a clean and orderly working condition. Ensure that facility grounds and parking lots are clean of debris and garbage.Monitor facilities renovation activities and ensure that they are in sync with the renovation program. Perform fall and spring landscape clean-ups, maintain landscape beds to be free of weeds and debris, perform mowing and trimming schedule.Report any acts of vandalism to the Director of Facilities. Maintain periodic log of general and preventative maintenance activities performed. Test alarm systems, sprinklers and generators for safety compliance.Ensure safety of sidewalks, stoops and driveways/parking lots by coordinating/performing snow removal services during inclement weather. Perform technical and mechanical functions as directed by the Director of Facilities for the purpose of operating the facility in a manner consistent with BMS standards in order to maximize efficiency, cost effectiveness, and service to the building and its spect building grounds for unsafe or malfunctioning conditions, to include but not limited to, curb & gutters, paving, storm drains & sewers, signage, sight lighting and equipment.RequirementsRequired Education:High school diploma or equivalent education and/or experienceRequired Certifications, Licenses, Registrations: Valid Driver''s LicensePreferred Certifications, Licenses, Registrations:HVAC certification Required Experience: 3-5 years'' experience in Commercial Building Maintenance
