Commercial Property Manager

Malace|HR is seeking a junior level Property Manager. The Property Manager will focus on taking ownership of the tenants''/customers'' overall experience. The Property Manager will be responsible for maintaining and enhancing the physical environments of the properties, as well as optimizing their financial performance and to position these properties as top performers in the competitive market. RESPONSIBILITIES :Ensure a ''Best in Class'' experience for tenants/customers by maintaining a consistently high level of service/responsivenessCoordinate marketing and leasing activities for properties, conduct space showings, qualify prospective tenants, and negotiate new leases and lease renewalsPreparation of property/marketing reports to 3rd party clientsIdentification of cost containment measuresResponsible for supervising, planning, budgeting, and control of operating and capital expendituresPreparation of annual budgets, forecasts, management plans, monthly financial reports, and variance reportsProvide explanation for variances with documentationOversight, training, and management of staff allocated to portfolioRegular monitoring of the competitive marketplaceEnsure that the managed properties are effectively positioned to compete for, win, and retain quality tenantsSite inspections and adherence to preventative maintenance schedules as well as Fire and Life Safety processesProvide oversight and management of current vendors through relationship building and accountabilityAdherence to Property Management operational policies and proceduresEnsure that all MIOSHA/OSHA requirements are met at each PropertyMonitor upkeep and adherence to Safety ManualsManage tenant improvement projects and common area improvement projects at site
