Your positive, professional, and consistent personal interactions make AvalonBay a great place to work.The RoleThe Superintendent II plays a vital role in supporting senior field leadership in the successful execution of multi-family residential and mixed-use construction projects. This position is responsible for overseeing multiple scopes/trades within projects, with a strong focus on schedule, quality, and safety. The Superintendent II works collaboratively with project leadership to ensure field operations are aligned with project objectives, code compliance, and company standards.Essential Duties and Responsibilities:Identify root causes of jobsite hazards, delays, and quality concerns; develop and implement solutions to mitigate risksMonitor and manage subcontractors as designated by senior field leadership, ensuring productivity, performance, and adherence to schedulePartner regularly with Project, Senior, or General Superintendents and Project Managers to review, revise, and update the construction scheduleEnsure quality control across all trades (including but not limited to framing, roofing, and finishes)Attend daily and weekly project meetings to ensure alignment and issue resolutionGenerate, distribute, and track Requests for Information (RFIs)Assist in daily inspections and coordination with sub-code officialsMaintain and document all onsite activities including subcontractor sign-ins and ProCore daily logsProvide direct oversight to ensure work is performed safely, on time, within scope, and to established quality standardsEnforce site safety practices and ensure compliance with OSHA, municipal, state, and federal regulations, as well as company-specific health and safety plansMinimum Qualifications:Education:High school diploma or equivalent (GED) requiredVocational or technical school coursework in construction preferredCertifications/Licensures:Valid driver's license and automobile insurance (as applicable)Construction Supervisor License preferredOSHA 30-Hour Certification requiredAdditional certifications as required by local/state regulationsExperience:Minimum of 5 years of relevant experience in residential construction, with working knowledge across all construction phases and tradesKnowledge, Skills & Abilities:Strong verbal and written communication skillsProficiency in ProCore, Bluebeam, Unifier (I-BEAM), and Microsoft Office (Word, Excel, PowerPoint, Project)Strong leadership skills with a proven ability to manage teams and schedules under pressureCapable of prioritizing and managing multiple tasks in a fast-paced environmentKnowledge of building codes, documentation packages, and jurisdictional complianceStrong problem-solving and analytical thinking capabilitiesPhysical Demands:Ability to frequently stand, walk, climb, kneel, stoop, crawl, and crouchAbility to occasionally lift/push/pull up to 75 lbsMust be able to climb stairs/ladders and access rooftops, balconies, and high locationsVisual and auditory ability to detect and respond to emergency situationsMust be able to operate standard office equipment and tools as neededManual dexterity to handle materials, tools, and digital devicesWorking Environment:Requires occasional evening or weekend work depending on project needsExposure to active construction environments, including noise, dust, and varying temperaturesPersonal Protective Equipment (PPE) and safety training will be provided in compliance with regulationsHow AvalonBay Supports YouWe know that our teams are the beating heart of our success and we're committed to showing our appreciation.We offer:Comprehensive benefits "” health, dental and vision, 401(k) with company match, paid vacation and holidays, tuition reimbursement, an employee stock purchase plan and more.
