Summit builds together.Job SummaryThe Estimator will play a key role in the planning and development of construction projects from the initial concept phase through to the project turnover and provide support throughout project execution. This individual will work closely with clients, architects, engineers, internal project teams, vendors, and subcontractors to ensure that all pre-construction activities are executed efficiently and according to schedule. The ideal candidate will have a strong understanding of the commercial construction process, excellent communication skills, and the ability to manage multiple tasks effectively.Key ResponsibilitiesProject Planning and Coordination:Collaborate with project teams, architects, and engineers to develop and review project scopes, budgets, and timelines.Assist in the development of preliminary construction schedules, phasing plans, and logistics plans.Support ongoing project meetings, ensuring all pre-construction activities are aligned with project goals.Project and Cost Estimation:Prepare detailed and accurate project and cost estimates, including materials, labor, equipment, and subcontractor pricing and meet bid coverage requirements in accordance with company guidelinesAnalyze project drawings, specifications, and other documents to develop and prepare comprehensive cost estimatesWork with subcontractors and suppliers to obtain competitive pricing and sufficient subcontractor coverage across bid preparationBid Management:Manage the bid solicitation process, including the preparation and distribution of bid packages.Review and analyze subcontractor bids to ensure compliance with project specifications and budget requirements.Assist in the negotiation and finalization of contracts with selected subcontractors and vendors.Support maintenance of company estimate and project management databaseValue Engineering:Identify opportunities for cost savings through value engineering and alternative construction methods or materials.Collaborate with the project team to evaluate the impact of proposed changes on project budget and schedule.Client and Stakeholder Communication:Serve as a primary point of contact for clients and sub-contractors during the pre-construction phase, providing regular updates and addressing any concerns.Assist in the preparation of presentations and proposals for clients, showcasing project feasibility, phasing, budgets, and timelines.Present bids to pre-construction and construction leadershipQuality and Operational Excellence:Ensure compliance with company policies, industry standards, and regulatory requirementsIdentify potential project risks and develop mitigation strategies during the pre-construction phase.Ensure all pre-construction activities comply with local building codes, safety regulations, and environmental standards.Provide superior service quality across vendor and client relationships.QualificationsMinimum of 3 years of experience in pre-construction processes/construction estimating with proven track record of delivering successful project estimatesoBachelors degree in Construction Management, Engineering, Architecture, or a related field can supplement experience requirementoRelevant certifications (e.g., Certified Professional Estimator) can supplement experience requirementStrong understanding of estimating processes, vendor & subcontractor selection, and construction budgetingProficient in Microsoft Office Suite (Word, Excel, PowerPoint), office management softwareExperience with construction project management software is a plusExcellent organizational, communication, and negotiation skillsAbility to work independently and manage multiple tasks and projects simultaneouslyStrong problem-solving skills and attention to detailPhysical RequirementsAbility to visit construction sites, which may involve exposure to weather conditions and the need to wear personal protective equipmentWorking ConditionsPrimarily office-based with potential visits to project sites and pre-bid walkthroughsOccasional travel may be required for client/vendor meetings and site visitsSalary and BenefitsCompetitive salary based on experienceComprehensive benefits package including health, dental, and vision insuranceRetirement plan with company matchPaid time off and holidaysOpportunities for professional development and career advancement
