Investment Associate

OverviewThe Investment Associate will work with the Real Estate Investments Group in evaluating new investment opportunities to determine their suitability for ASB’s fund portfolios, conducting due diligence, negotiating legal documents, closing new investments, and participating in the implementation and management of asset level investment strategies in our Head Quarters office, located in Palo, Alto, CADuties & ResponsibilitiesInvestment AssessmentAssess investment opportunities and risk factors, as well as financial analysis, such as IRR and discounted cash flow analysisConduct site inspectionsPrepare property cash flow modeling in Excel and ArgusLead the due diligence process, to include tenant credit analysis, drafting detailed lease abstracts, third party report reviews, lease and loan document reviews, market analysis, and competitive positioningIndependently and proactively manage the acquisition process through closingManage the preparation of Investment Committee Memoranda and participate in presentationsAsset ManagementConduct site inspectionsPrepare Excel and Argus cash flow models to perform hold/sell analysis on existing real estate investmentsManage all aspects of assets’ operations by local partnersReview and manage operating budgetsDraft annual business plansAnalyze quarterly appraisalsReview partnership, management, and loan documentsAnalyze and negotiate prospective leasesPlay an integral role in asset level financings and dispositionsQualifications & SkillsStrong working knowledge of the principles of asset valuation, the investment acquisition process, and asset managementExceptional interpersonal and organizational skillsSuperior analytical skills and judgmentStrong oral and written communication skillsDetail-orientedAble to meet deadlinesSelf-motivatedQuick learnerProactive attitudeStrong work ethicExceptional listenerComputer aptitude including Excel and ArgusEDUCATION / LICENSES / CERTIFICATIONS:Bachelor’s Degree is requiredMBA or CFA is strongly desired3-5 years of work experience in Real Estate, Private Equity, Investment Banking, or Consulting is desiredEqual Opportunity Employer / Veterans / Disabled #J-18808-Ljbffr
