Investment Analyst

OverviewThe Investment Analyst will work with the Capital Investments Group in evaluating new investment opportunities to determine their suitability for ASB’s fund portfolios and participate in the implementation and management of asset level investment strategies. This Investment Analyst position is for the Palo Alto, California office.Duties & ResponsibilitiesInvestment AssessmentAssess new real estate investment opportunities and risk factors, as well as financial analysis such as IRR, discounted cash flow, and cash flow waterfall analysis.Travel to properties to conduct site inspections.Assist in the development of asset business plans.Prepare property and partnership cash flow modeling in Excel and Argus Enterprise.Participate in the due diligence process, including tenant credit analysis, drafting detailed lease abstracts, third party report reviews, lease and loan document reviews, market analysis, and competitive positioning.Assist in the preparation of Investment Committee Memoranda and participate in presentations.Asset ManagementEngage with joint venture partners, property managers and leasing agents to drive asset performance, maximizing the value and cash flow performance of each investment.Travel to properties to conduct site inspections.Prepare Excel and Argus cash flow models to perform hold/sell analysis on existing real estate investments.Assist in managing all aspects of asset operations led by local partners.Participate in the design process for redevelopment or new development projects (i.e., driving the look and feel of a building and its spaces).Review and manage operating budgets.Assist in drafting annual business plans and presenting recommendations to ASB’s investment committee.Analyze quarterly property valuations and appraisals.Review joint-venture partnership, management, and loan documents.Analyze and negotiate prospective leases.Play an integral role in asset level financings and dispositions.Qualifications & SkillsDemonstrated track record of accomplishment/passion/excellence.Strong quantitative background.Exceptional interpersonal and organizational skills.A desire to participate in the creative/design process.Evident oral and written communication skills.Detail-oriented.Able to manage and meet deadlines.Self-motivated.Quick learner.Proactive attitude.Strong work ethic.Exceptional listening puter aptitude including strong Excel skills; Argus Enterprise experience a plus.Strong ability to develop advanced technical skills.EDUCATION / BACKGROUND:Bachelor’s Degree is required.Working knowledge of the principles of asset valuation, the investment acquisition process, and asset management is desired.1-3 years of work experience in Real Estate Investment Management, banking, architecture, engineering, or consulting is desired.Equal Opportunity Employer/Veterans/Disabled #J-18808-Ljbffr
