Learn more .JOB SUMMARY: Responsible for overseeing the strategic and tactical operations of the Land Acquisition Department and activities that support achievement of the division’s business plans. This role develops and ensures implementation of the division’s land acquisition strategy by setting goals and creating policies and procedures and driving actions necessary to achieve the business plan. Responsible for employee staffing, development, training, and retention.ESSENTIAL DUTIES AND RESPONSIBILITIES:Land StrategyDesign, implement & manage action plans to achieve forecasted lots needed to meet division’s business plan goalsEstablish land acquisition goals that support the business planIdentify areas for improvement that will assist the achievement of business plan goals & provide the opportunity for growth of the division’s sales & operations activitiesLand SearchContinually search for lot & land purchase opportunities using a variety of methodsEstablish strong relationships with sellers (developers, land owners, brokers, builders, banks, etc…), and other related parties (banks, attorneys, engineers, planners, etc…) to ensure access to potential opportunities & information on deals transacting in the marketNetwork to represent the division in the market and to stay informed of opportunities for the divisionAssist all division staff with building strong relationship strategies with external sellers & related partiesLand AcquisitionDirect & manage the identification of opportunities for lots/land, Letters of Intent (LOI’s), negotiations, proforma financial analysis, and purchase agreements for acquisition of lots/land to support the divisionDirect & manage land packages for all acquisition opportunities including all data gathering & analysis, preparation & timely delivery of land packages to the Land Committee (LC) and participation in LC ReviewInitiate and complete all necessary due diligence, including oversight of engineering and other consultants. This includes:Review and approve fee & tech and development budgets for new propertiesReview and develop project timelines for new community openingsReview, analyze, and summarize all risks, i.e.; environmental, political, entitlement, engineering, and/or development relatedLand Entitlement and Government ApprovalsDrive the legal process of obtaining approvals for development plans.ManagementDirect & manage acquisition staffResponsible for all land acquisition goals to achieve the business plan goals & targeted growth of the divisionResponsible for creating a positive, motivating, and challenging work environment to promote productivityBuild & maintain strong positive relationships with other division departments that support teamwork and lead to the success of the division in reaching all business plan goalsConducts interviews and makes hiring decisionsContinually evaluates the land team’s performance to identify skill gaps, implement training/development solutions, and drive achievement of business plan goals and growth targetsRecommends and participates in development plans and corrective actions when neededEDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS:EducationBachelor’s Degree in Business (Finance/Economics), Engineering, Real Estate, Planning, Government Relations or related field is requiredMasters Degree preferredExperience10+ years of land acquisition experience in support of achieving business plans, building a pipeline of land opportunities, and driving business revenue/unit/profitability growth5+ years of direct management experience of land acquisition teamKnowledge, Skills & AbilitiesDemonstrated leadership capabilities, including strategic planning, motivating teams, employee development, and being results orientedUnderstands market and industry trendsAbility to connect with people, and develop and maintain professional relationshipsAction oriented, with the drive to push for successful close of acquisitionsProven ability of being customer focused by seeking solutions from the customer’s perspectiveStrong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasivelyProven ability to lead and execute strong oral presentationsStrong ability to work within a team-setting, inclusive of other’s ideas, and a willingness to cooperate & collaborate to solve complex problemsAbility to make quick and accurate decisions based heavily on facts, data and/or metricsProficient in Microsoft applications, including Word, Excel, PowerPoint and OutlookAbility to use LandVisionWork Requirements:The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation.Ability to stand or sit for extended periodsAbility to move about work locationAbility to drive/travel as neededAbility to walk up and down stairsAbility to observe details at close range and communicate information so others will understandAbility to transport and move up to 20 lbs and move as needed (for roles in Construction/Customer Service/IT/Land/Marketing/Sales/Studio)Periodically works in outdoor weather conditions (for roles in Construction/Customer Service/Land/Sales)Position is located on-site (1916 Ayrsley Town Blvd Suite 110 Charlotte NC 28273) #LI-onsiteAbout KB HomeKB Home is one of the largest and most recognized homebuilders in the United States and has built over 670,000 quality homes in our 65 plus year history.
